If you live in a fairly small community and have been in the business for more than ten years, odds are you might have sold the same house more than once.
I live in Boise, Idaho so the county has a population of about 500,000 people so that is a bit harder. However, I am about to list one house that I have sold twice previously. The first time was in 2009. Ten years later, that buyer contacted me about selling it but she sold it to a house flipper "as is" after convincing her she would be saving a bunch of money selling without a Realtor. (She actually way under sold it in her haste to just be done). That should have been sale #2 but it wasn't.
After that investor fixed it up, I sold it again to a different buyer for sale #2. Today, that buyer just got an offer accepted on their next home so I will be listing it for sale again for #3!
I have sold a number of houses twice (mostly from the buyer's calling me back years later to resell) but this is only the second home that I will have actually been involved in three separate sales so far. If I represent the buyer and the seller in the same transaction, technically that is two sales, but I am not counting those.
I was up skiing at Bogus Basin this past season and started a conversation with some other skiers and they told me they lived in Warm Springs Mesa in Boise. As we talked about their house, I realized I had sold it twice before they bought it. It is this beautiful home overlooking Boise . . .
The couple that I originally sold this house to became great friends and clients of mine. I sold the husband a house while he was still single; resold it for him and then sold and resold two more properties for them prior to them buying this house. Since then, I have re-sold this house plus selling/reselling three other properties plus the home they are currently living in!
I have another friend/client that I have sold over a dozen houses to over the years. He is an investor so that doesn't really count as they were not all his primary residence.
The moral of this story is take care of your current clients and they will keep coming back. Roughly 85% of my business these days is based on repeat clients and referrals. I am extremely pleased that I don't have to buy leads! The only marketing that I do is this blog and marketing my listings.
