That is for sure. As long as it is divulged. One agent here "virtually staged" his exterior and lost all the interested buyers when they showed because he forgot to disclose.

In addition to "disclosing" your virtual staging, a listing agent must choose the right type of decor that fits as well as make sure the pictures taken truly reflect the property for sale. I recently showed a property and the pictures were done by a professional photographer and some of the pictures had virtual staging. Unfortunately, it was a total disappointment when arriving as the true interior was shabby (at best) and the pictures made it look like a Better Homes & Garden. So we need to be realistic. I have used virtual staging and it has worked well for me. But I caution an agent trying to sell a house that needs more than TLC to deceive the buyers ... makes us all look bad.  IMHO

Yes, disclose that the home 'needs updating,' or is 'possible teardown.'

Even professional photos can be deceiving. I once got a call from an appraiser asking me why the home was 'underpriced.' He had reviewed interior photos and thought the house looked great. I told him that it was professional photography, that the paint inside was scuffed by small children, and the carpet was dirty, needing replacement. (Plus a water heater needed to be replaced).
