Multi-family construction is at an all-time high in 2022, as renting becomes more prominent and the cost of rent continues to rise. When building a multi-family residence, it's a good idea to thoroughly plan amenities and areas that your tenants can use that will allow the property owners to charge more in rent. 

These are the top multi-family construction trends in 2022 and why they matter so much.

1. Better Planned Mail and Package Reception

Mail and package delivery are at an all-time high, with FedEx express alone delivering over 6.6 million packages in 2021. Because of this, there's been a large amount of pressure on multi-family mailboxes that can handle as many people as possible while also protecting their mail and packages. 

The main goal is to ensure everyone's mail is safe and secure and that nobody has to be worried about their items getting stolen or going missing. Adding security features like a camera in common mail spaces can also help.

2. Higher Energy Efficiency

Energy efficiency is a hot topic in the minds of tenants and property owners in 2022. With the weather becoming more unpredictable and heating and cooling getting more expensive, many are trying to find housing that's as energy-efficient as possible. 

Multi-family construction should keep this in mind and ensure you include everything from insulated metal panels to well-made windows that can handle any weather that's thrown at them. More multi-family buildings are even being constructed in a way similar to metal buildings which are highly energy-efficient and also durable.

3. More Shared Office Spaces for Working

More people are working from home now than ever before. Tenants need workspace, and owners need their renters to have an income for them to be able to pay their rent. Because of this, it's vital for multi-family buildings to have office spaces for tenants. These can be large cubicle-styled rooms that have internet and a quiet atmosphere for those using the space.  

If a building owner wants, they can even charge for the use of this space and its internet, but generally, increasing the cost of rent should cover it.

4. Expanding Gym and Exercise Spaces

With so many people spending as much time at home as possible these days, it's a good idea to consider creating a gym where they can work out any excess stress and energy. Adding a large gym with multiple surfaces and a station to sanitize items can do wonders for any building. 

Make sure to have space for people to move around and consider building these rooms to be able to handle sound absorption better than others so that tenants with nearby apartments don't have to listen to their neighbors on treadmills or working out.

5. Better Trash and Recycling Removal

Some options you can add are multi-floor garbage chutes that allow tenants to deliver trash from their apartments down to the bottom floor or basement, where the larger bins will be.

For larger and more expensive properties, you can even offer a service that gathers trash from the doorways of your tenants if they leave their trash cans out at night.

6. Updating HVAC Systems to Smart Systems

Heating and cooling bills are getting more expensive than ever before, so it’s a good idea to take the time and update these systems to smart systems that your tenants will appreciate. Another good detail about updated HVAC systems with smart thermostats is that tenants can set times that their systems will run, which over time will ensure the systems run less often, need less maintenance, and last far longer. 

This can be a great way to save money that could be put into other sustainability examples within your multi-family building.

7. Biophilic Design

Biophilic design is something many multi-family construction companies are keeping in mind when building in 2022. This style of the building allows people to feel more in touch with nature and increases their levels of satisfaction with where they live. 

This style can be completed by using actual plants: or even by using natural greens and earthy tones throughout the building. The color green can improve mood and reduce anxiety, which is awesome in any living space. Of course, it's better if you can include real plant life inside or outside to work with the construction of the building, but it depends on what's possible within the space and budget you're working with. 

Keep safety measures throughout exterior green spaces, including RDI railings on patios, to keep the property secure and comfortable.
