Just how low is Greater Charlotte's housing inventory? We are talking historic lows. As of April 2022, the Charlotte Region had just 3,168 active property listings, compared with 4,251 one year ago. The months supply of homes stood at just 0.7 months in April 2022.

 

What Does This Inventory Shortage Mean For Charlotte Region Home Sellers? High Visibility For Your Home... Plus...

 

  1. You'll get more money for your home if you sell now while inventory remains low and demand remains high. Average and median home sale prices in the Charlotte region were also at historic highs as of April 2022.  Year-to-date in 2022, average home sale prices in the Charlotte region are 16.8% higher at $421,353, while median home sale prices are 21.1% higher at $365,000.



  2. You'll sell your home at a higher list to sale price. As of April 2022, the list to sale price was 102.8%. This means that 50% of the homes sold in April sold above asking price. The list to sale price ratio was also 1.8% higher in April 2022 than in April 2021. Year-to-date 2022 list to sale price ratio is 101.5%.



  3. You'll sell your home more quickly. Average days on market are at historic lows in the Charlotte Region. As of April average days on market were 16 days, down from 22 days one year ago. Median days on market were just five days. That means 50% of the homes sold in five days or less.
