You will find Saddle Rock Ridge on the West side of E-470 and North of Smoky Hill Road in Aurora CO  80015.

 

  Saddle Rock Ridge - Aurora CO is a neighborhood in Southeast Aurora comprised of over 2,000 single-family homes built from 1997 to 2016 by several different builders.  This is one of the largest subdivisions in Southeast Aurora, located within the Cherry Creek School District and close to shopping, hospitals, many restaurant options, and entertainment. 

 

Housing in Saddle Rock Ridge in Aurora is popular with its location close to Southlands Shopping Center with lots of retail options and restaurants, easy access to E-470, and Denver International Airport.   Prices range from $340,000 to $850,000 and this neighborhood is located within the zip code of 80015.

 

Let's look at the sales for the month of April 2022 - 

Total sales - 13 ranging from $555,000 to $920,000   (9 sales last month)   

Average Days on Market - 4 days   (4 days last month)

Sellers Saw - 107.64% to list price    (110.2% last month) WOW, shows the strong demand in this neighborhood, but did slow down a TAD from last month

Average Price - $679,900  (last month was $610,000)      

This community is usually in high demand, with lots of homes, good prices, Cherry Creek Schools, and such a great location.   Inventory is still very slim (today had 6 listings for a neighborhood of 2,000), so once a home goes on the market, it is pending within the weekend usually.

School-aged children will attend Cherry Creek Schools and depending on where in this neighborhood you are located, here are the schools - Antelope Ridge Elementary or Canyon Creek Elementary, Thunder Ridge Middle School, and Cherokee Trail High School or Eaglecrest High School.

Ed, we haven't seen prices DECREASE, but fewer showings, and fewer offers.  Therefore, the % to list price is less.

Hi Joan... I can't say I've seen a cooling yet here in high-demand communities... I see a few more homes coming on the market in them but they seem to be selling quickly and often with multiple offers. Still a lot of buyers just waiting to pounce!
