As our development team enters the final stages of the Localism rebuild we will be spending more time talking about how to achieve success through hyper-local blogging and web 2.0 consumer centric conversations. I believe that the new Locailsm site will be revolutionary for the real estate industry and over the coming weeks I look forward to revealing the specific components of the site that will make it a game changer.

In the meantime, leading up to the launch, we have begun the process of manually reviewing every Localism post authored on ActiveRain in the last six months. I noticed some similarities amongst the best posts and wanted to share my findings with you.

1. Write about some place local:  The smaller the region the better.  A community post is generally more valuable than a city post, and a city post is better than a county post.

2. Provide original and interesting content: Actually say something.  Don't just link off to other web pages.

3. Post lots of pictures: There is nothing that captures the spirit of a place better than a picture. Except... Video.

4. Take a video: Videos of communities will be all the rage starting in 2009.

5. Do not post a bunch of self serving marketing material on the bottom of your post: If a home buyer or seller finds your information interesting they will figure out how to contact you.  Also, our editors highly downgrade posts with built in - self serving marketing messages.

6. Write about current events happening in your community: Opening Day for Boating, Seattle's Pioneer Square Art Walk

7. Write about people in your community: Saline Chief of Police

8. Write about local businesses: Everyone loves to get the inside tip from the "locals" about the hot places to try. This is your chance to be that localBubble's Boutique in Laguna Beach, New Rita's Restaurant

9. Write about tourist attractions and points of interest: They are called "attractions" and "interest" for a reason.  People are attracted to them and will be attracted to the posts you write about them.

10. Don't write about yourself or simply recite what you did: People want to see your personality shine through, but they are on Localism primarily to learn about a new place. Once you prove to them that you are a good source of information then they will become interested in learning more about you personally. No one cares about these posts: "I joined the Bellevue Washington Chamber of Commerce". "Last weekend I river rafted in the Wenatchee river"  Instead write this post: "Upcoming Dover New Hampshire Chamber of Commerce Events" and "Hood River is Hot" Unless you are providing good pictures and an interesting read to go along with it, no one is interested.

Bonus:

We are creating a site to attract the consumer and hopeful draw their participation.  Post sparingly about real estate.  When you do write about it, write about new home developments, and subdivisions. Barclay Park Condos

Devil's Advocate Here - I am concerned about your comment "post sparingly about real estate."  I am always torn between becoming a local beat journalist and talking about what I know - real estate.  I don't really want to become the town's beat journalist.  I thought localism was a place for people to go to learn about a town because they are interested in it's real estate.  Has that focus changed?

Sherry I can understand both point of views.  Though I can admit countless times I've been reading about a local spot in hopes of gaining some insight that turned into an infomercial with someone trying to sell me something (ie., their services).  It was definetly a turnoff.  Thanks Jonathan for the great read!!!

JONATHAN - I follow many of the tips that you've laid out here.  I'm just wondering if the editors are frowning upon the fact that I have an "About The Author" box at the bottom of the page.  Personally, I see nothing wrong with it.  Although you say that they will find us if they are interested in the article, is there any reason why we shouldn't make it easy for them to do so.  Most of us use an e-mail signature because it is user-friendly.  I want Localism to be the best site that it can be, and I think that this is something that most of us have looked forward to.  However, I hope that we are not penalized for providing information that makes us easier to find.

Jonathan, thanks for the mention in my video about the Chief of Police Paul Bunton in Saline, MI. Just an FYI, the video is on page one of Google three times. All the negative stuff about him disappeared, was he happy? yes.

I appreciate your post so much, some people ( not naming names) have coached their people to only wright about real estate, their market etc... IMO they are boring, boring, boring, unless you are in the market to buy or sell or thinking about it.

I assume what you are talking about is the long tail. I am using getclicky so I can see what the consumers or readers are looking for and what search terms they find me under. Amazing to see what and where I place based on the search terms. I would like people to follow me, because I am not only a Realtor but a Realtor who is involved in their community and knows what is happening around all of Washtenaw County.

Ditto, on them finding me if they need me.

Johnathan, Great tips that I would never have thought were THAT important. I am still learning, as we all are, but this post will go a long way, helping me in the future!

Since Makeover2Takever started, I have really dug my heels in and started reading others post and do like the more casual "it's not all about me" posts.  Much more enjoyable to read in my opinion.

I live in a town FULL of engineers and have been writing "2" styles, mine, and tech for them. I have had a few great leads from the tech post, that I think are horribly boring, to say the least.  Do you think I should keep writing for "2" markets, or just go for it with a more personable touch?

Hmmm...not sure that you aren't giving consumers more credit than than is reasonable...."they will find the author"....they can't "find the lister" when the name, number, e-mail, phone and address are easily accessible in a listing and now they should "research" how to find the author...hmmmmm

I am new enough I really don't understand all about the localism.  Our town's on Active rain is full of content about a real estate investment group (non-Realtor) with applications to join. The other post about the area is from a person that two counties to the northwest of here with info he apparently gleaned from a Wikipedia apparently put on to up his points and advertise his business....which is a "voice over" business to add a professional voice to your recordings.  The only two comments to his post had nothing to do with his content, but comments running down one of the local backs.  Don't think either of those is going to want to make a person look into moving to our area.

Thank you so much for the heads up on where you are heading. I strongly agree that Localism will be huge for us in real estate and I agree with your guidelines on interesting stories, etc. (Missy Caulk has it down and is a fine example of how to do it right!)

I am fortunate that it is still a "novelty" medium here in NE Ohio. Those few of us here already on AR have a great advantage to utilize this for success, if done as you have stated. Thank you.

Hi Jonathan...  I Cannot wait to see what is coming in Localism, SEO is now important in our business. I'm getting New clients from my positions in Google from my AR postings, many of which show up immediately from posting in the Rain!

I would like to write more about Victoria, rather than just real estate, it's just finding the time, real estate marketing for my clients comes first. I show them my Internet marketing, results from my AR postings, and they love it. No other Realtor in Victoria at the moment can show them this, it has helped me in my real estate business. Other Realtors comment about my Search engine presence.

So, can we continue to get credits for photos, and soon Video's that's something I can do in my day to day activities easier than writing a lot of content about everything. I know it helps and I try, but some here in the rain have a natural talent , Like Katerina Gasset and others to write. I love it, but I just do not always time.

Thanks once again for your inspiring ideas and supporting to us all with business with AR. Who would have thought, how inter connecting,helpfull and meeting so many new friends in AR would have become, I've been here since Jan 07, and I'm glad I was part of AR.

Jonathan,  Thanks you for the tips.  I was recently on vacation in St. Petersburg.  We did a lot of tourist things and I made sure to post them to the localism site in St. Petersburg.  I encourage everyone to post about their vacation on localism in that area.  Tourists do things the locals tend to never get around to doing.  So, these post are actual experience about things to do in the community and the more content about a communtiy the better.

While the site is geared to new people to the community, I believe if tourist get accustomed to using the sight while on vacation they are more likely to use it at home also.  Plus, a lot of people will move to places they have visited on vacation.  Localism is their built in Realtor/Lender network.

I don't think you can expect high points (is that what you mean by rated Monika?...)  They are not going to get the traffic on AR that our h20 cooler stuff (talking to our peers ) is going to... but the new outside blogs will help those posts get exposure on search engines. 

Google cached my new blog yesterday.   I looked at it at first and thought HUH? because I don't think of my AR blog having a lot of localism because I have not focused on Localism here but all the content since 2006 that is local is what I put on my outside blog.  I probably need to prune back a few more articles that are not as locally focused that are appearing on my "outside" AR blog.

I can't believe I hesitated about having an AR outside blog for even a day.

So, all the topics that are listed currently will be no more? I have always noticed that the majority of posts are real estate industry related and there is NO topic for About or Interests and stuff like that on the front page.

There is the About, Market, and other topics when posting our stuff though.

I clicked on a few of the topics and only a few posts show up in each category.

Is the new Localism going to sort through all the topics and plop the posts in their specific topic?

Sounds good. But please we must again ask - beg - that the A/R gods reconsider linking the Localism posts directly and hard coded as a link on the outside blogs. It makes no business sense for agents to be required to have all their local competitors in Localism linked onto their outside blogs. Our 2 cents.

Thanks for the tips. I am so excited for Localism! 90% of my blogs are Localism and I am pretty on track from what you have listed. The only item is number 5 - I go back and forth on this. At the beginning I never put a blurb at the end but I seemed to be in the minority so I started to. I guess from now on I am just going to leave it off. Thanks for the insight!

First I have to say AR and Localism are amazing and a big THANK YOU for them. 

I'm not clear on why we shouldn't write about real estate there.  I thought that's the place we were supposed to post market reports.  And I have to disagree on the statement that if they like what they read they will find a way to find us.  I don't think our signature should be more interesting than the piece but I feel there should be an easy and clear way for the public to find us.

Without going into too many details, a primary mission of the new Localism will be to bring consumers and real estate professionals together around the local community. We are hoping to create a platform where the consumers will contribute as well as just read.  I believe that in order to do this we need to focus on local content that is interesting and beyond just the scope of local real estate.  If we can accomplish this goal then the return from real estate sales will come.

It has more to do with how the new localism is laid out; the author already gets a significant amount of exposure for their posts and adding more "about the author" just looks trashy.

I also address this because many of the posts that we are reviewing are 2/3 "about the author" and 1/3 "content".

I agree with most of what you've written Jonathan, but I have to say that since I added a standard closing with contact icons to my posts, I've seen traffic to my website increase substantially.  I'm following Laurie Manny's lead there and it's been a good one.  Will this cause a problem with the new localism?

Or more appropriately, what will localism be? Localism will be the premier spot on the Internet for accessing local real estate information provided by those who understand local markets the best, real estate professionals.

  • Find meaningful real estate information, not just demographics and listings.
  • Get perspective on local real estate markets from the experts.
  • Interact 1 on 1 with agents to get your questions answered.

The majority of my localism posts have been about the local real estate market, one of the four major localism categories which are: About, News and Events, Market Reports and Listings.

I hope the new Localism will not be dropping my favorite category.

This is very helpful.  I have not gotten too involved with localism, as not understanding the link with active rain.  This helps me understand it better and hopefully I will get more info posted there.  I have not been adding photos into the blog posts and tend to just post market reports & listings.  I did add a little regarding restaurants, but this is great info.

Thanks for the information, I love posting to Localism, it's such a unique site.  Our last and current client found us on localism.  They loved that fact that we blog about "real" events within Arizona and we posted pictures.  Thanks for all the new changes.

Jonathan - this is so exciting - many of my posts have been Localism posts and I have been sad that they  been like the step children of AR (lol) - I've struggled to understand why Localism posts get no web traction while the same post on AR does - waiting with baited breath. :)

Hi Jonathan, I read your post and I am excited about the future of the Localism site. I do want to say that I am a little confused when I looked recently at Miami Beach under Localism. Excuse me as I am relatively new to AR, so perhaps I did not do something correctly. What I discovered was a lack of any listings or marketing reports under Miami Beach and everything seems to default to Miami. personally I have posted about 20-30 blogs that directly relate to Miami Beach, and yes I did check the box to make sure they were also posted to Localism. Please let me know if I have missed something here or is there something not happening on the site. Thanks in advance for looking into this. I look forward to our collective success.

Jonathan thanks for sharing the vision and thank you for the great suggestions. I look forward to Localism maximizing its potential. I certainly see an awesome opportunity to introduce my city to some and to aid others in expanding their knowledge of the area.  I am thrilled with the use of such a superior vehicle in which to provide positive, real-time exposure for my community.  

I am thankful to all the great minds  that contributed to the visualization, creation, planning and the continued growth of this incredible cyberspace community. Being involved with ActiveRain has truly been rewarding and the benefits have been immeasurable. I await the next phase of this success story.
