Purchasing a piece of property to build a home on is an exciting opportunity. There are so many people that compromise on their homes far too much considering they will be living there potentially for decades. The truth is that there are more opportunities for prices to increase when compared to a traditional home purchase. You might have to improve a home you purchase but unless there are hidden problems, the cost of purchasing the home will not increase. The following are expenses to watch out for when building a new home. 

Materials Continue To Increase In Price

Inflation is raging in such a way that prices are increasing for everything from tile to scaffold planks. The shipping of materials is also increasing in price as fuel costs are rising around the world. The Russian invasion of Ukraine plays a role in this but prices for gas were already consistently rising. Signing a contract that sets a limit on the prices of materials is important. You want to ensure you are locked into the price. You might meet some resistance from a builder as many make money off of marking up materials as well as labor. 

Mistakes Made By The Builders

Even with very specific instructions, mistakes can still be made. There are times when builders take liberties without the consent of the client. These could cost thousands and can result in lengthy court proceedings. You should put a clause in your contract about approving changes regardless of the size of the change. Visiting the home build site frequently can be very important. You want to catch any mistakes or ask a question about something before a mistake is made. 

A Septic System 

There is a chance that the local water wells do not extend to your property. A septic system can be expensive and even more expensive to replace. Another option is to pay a portion of the cost to have water brought to the area. Not all areas are accessible to get county water which is something you should note when looking at properties to build on. 

Delays Leading To Increased Living Expenses Elsewhere

Delays might happen due to unforeseen circumstances as there are so many variables in a home build. A delay in getting materials can take months as the pandemic highlighted. The additional money that you will spend to stay in your current home or apartment might need to be factored in. You do not want to sign another lease so asking a landlord about month-to-month rental agreements is wise. You do not want to have to settle for accommodations that are very expensive and inconvenient for your daily life. 

 

Building a home is going to come with a variety of different headaches than a traditional home purchase. You want to watch for added expenses that always seem to arise after a contract has been signed. The beauty of building your own home is that it will be built in the image you would like. The house of your dreams might not exist in your local area, so you have to build one!

In our area, wells are drinking water and septics are the disposal system. The permit process for getting a septic system (disposal of household grey and black water) is just over 6 months.
