Recently a home came on the market in my subdivision. The neighbors and I were a little surprised of list price of $279,000 We felt that is was a little low.
Listing agent stated in comments' price was set by local comparable sales. Well, they missed one sale. A similar home like this one sold last summer over $300,000 The owner called me and asked my opinion of price; that seller had their own buyer; I viewed the home and told her at least $310,000 It sold for $315,000.
The home in this post just closed at $267,000. That owner left substantial $$$ on the table.
