16 homes sold in Lawson during Quarter 2 - 2022, 13 fewer than in the same quarter one year ago, but four more than in the first quarter of 2022. New listings decreased by 12 year-over-year to 19. Both listing and sale prices were up significantly year-over-year in Lawson.

Average days on market decreased to 11 days from 16 days compared with the same quarter one year ago. Average days on market dropped from 28 days to 11 quarter-over-quarter. Median days on market were just three days in the second quarter. 

 

Home sellers received an average of 106.5% of their asking price during the Second Quarter 2022. This was 2.5% higher than in the first quarter of this year. Only one home out of the 16 that sold received less than 100% of asking price in final sale price during the Second Quarter 2022... it received 99.9% of list price.

 

Median list and sale prices for Lawson homes increased in Quarter 2 - 2022 compared with 2021, as did average and median listing prices. Both metrics are at record highs for Lawson. Average sale prices in the second quarter increased 30.6% to $745,425 year-over-year. Average sale price increased approximately $163,000 from this year's first quarter. Median sale price in the second quarter was $772,250, an increase of 33.15% year-over-year. Median sale price also increased quarter-over-quarter by $158,000. Home sale prices in the Second Quarter 2022 ranged from a low of $415,000 to a high of $850,000. 

 

At second quarter-end 2022, NO homes was listed for sale in Lawson and two homes were under contract. For a community of some 600+ homes, inventory remained razor-thin.

One of the larger subdivisions in Waxhaw with 600+ homes, Lawson homes range in price from the $300,000's to over $800,000. Homes range in size from about 1,700 square feet to 5,000+ square feet and feature three bedrooms up to six plus bedrooms. Homes are primarily two-story, but there are also 1-1/2 story homes and three story homes, as well as homes with walk-out basements. All homes feature two or three car attached garages and are situated on lots averaging 1/4-1/3 of an acre, although there are homes home considerably larger lots, as well.

Bob "RealMan" Timm yes, indeed, I can swim! When I was in college you couldn't graduate without passing a swimming and diving test as part of the phys ed requirement. But I learned to swim as a child. I just don't like getting into water and swimming. I'm like a cat... don't care to get wet.
