Thank you.  There is a story behind the negotiations on this property.  I put this on the market as the market was near the change.  The buyers did not want to pay full price, but the sellers would not budge.  So the buyers immediately ordered an appraisal at a premium price, figuring that when the appraisal came in lower, the sellers would renegotiate. 

The home appraised! 

I know the Sedona market well.  Appraisals are generally not a factor at all.  However, in this current market, all bets are off!

How wonderful, Sheri! Like you, I pride myself on hitting that appraisal mark within ½ to 1 of what the appraiser finds. If we are off to the point of having to renegotiate, like you, I know my market well enough to get those values changed by the appraiser! It's what we do but, as you said, 'all bets are off' in today's market!! We've been through enough to know that we will stay ahead of it, REGARDLESS!
