Washington County Utah Residential Market Snapshot: July 2022
Utah has been touted as the The Fastest Growing State in the Nation. That equates to a higher demand and potentially more expensive housing opportunities. A recent increase in inventory is advantageous to buyers looking to purchase in the marketplace, as sellers are intent to move on.
An affordable option when buying in surrounding rural towns, like Cedar City, New Castle, Kanab, Orderville, Central and Enterprise. Purchasing homes in those areas because may fall within a fixed budget. They drive is further to St. George proper but their home owner goals can be achieved.
Average sales price in southern Utah right now is $657,931. Absorption rate for July 2022 is 2.74 months, higher than July 2021 at 1.32 months of inventory. Average list price was $828,688, lower than $896,737, same time last year.
Year to date stats: Absorption rate is 1.57. Average list price is $755,653, compared to $615,268 same time as last year. Average sale price is $651,691, compared to $529,953 in 2021. Average DOM is 23 compared to 20 in 2021.
