Their heads were so far up...

 

Most every agent has taken an overpriced listing at least one time. I admit to doing just that as a newbie, after meeting a couple who seemed very sincere about selling their house here in southern Utah.

 

I made some mistakes, the biggest one was agreeing to the elevated price. Once spending money on photography, marketing and advertising, open houses, we got a good offer. They laughed at it!

 

They would not come down one bit. Overpriced and lack of motivation are two deterrents in getting a property sold. Some homeowners want to test the real estate market to garner an unrealistic price.

 

After realizing they had no intentions of negotiating, I came to the conclusion that besides having the listing, I was spending time and money on a property that won't sell because of the sellers lofty ideas. 

 

I politely refused to renew because their heads were so far up into the topmost atmosphere, it was impossible to reach them.

Getting sellers to be realistic on their pricing is a challenge in this transitional market, Wanda Kubat-Nerdin - Wanda Can!  But if they want to sell, they need to listen to their agent who has a handle on the current market conditions and not a fantasy.

After that experience, I learn to spot those types. When someone wanted to go high, I would say that I do not collect listings, I sell them, so the property needs to be priced correctly. Thank you so much for stopping by, Lynnea Miller!

We've all done that at one time or another. In this transitional market there are some sellers not listening and unless they have to sell are wasting everyone's time being unrealistic!

One of the first questions I ask now, is, "Why are you selling?" The answer to that can be very telling, Dorie Dillard Austin TX and be a good reason to move forward or show lack of motivation due to unrealistic expectations!

HI Wanda- I'd imagine every agent has done this and many have learned from it. I felt sorry for the agent(s) who listed a neighbor's house over and over again. H wanted to see what he could get and he did this off and on for years.

Gratefully I have never taken a listing that was out of the price range that I considered sellable... now with that said I always told the sellers it is my money to market it, photography, video, etc. so why would I spend a couple thousand dollars up front on something I would not be able to get money back.... most of them listened and the ones that did not I did not take the listing, Endre
