Are You Forgetting These 6 Areas When Staging Your House to Sell?


Even in a seller’s market, how your home looks to potential buyers could impact the sale price.

 

While it’s true that preparing your home for sale is similar to getting ready to have company over for dinner, there’s an extra step in staging you may be missing...buyers WILL open pantries, and closets and look in your garage!

 


Don’t Forget These 6 Areas When Preparing Your House for Sale…

 

THE UTILITY ROOM…

Don’t laugh…you know that this is the catch-all room in many homes.
What you can do…

*Pack up or dispose of cleaning supplies you no longer need. 

*Find a place for items that end up here, such as backpacks, boxes, and sporting equipment

*Put away laundry as soon as you can so you won’t have baskets of clean and dirty clothes on the floor. 

*Brighten it up! If your overhead light isn’t very good, place a small lamp on the shelf if there’s room. Add a plant or some artwork!

CABINETS…

Buyers want space so trust me, they will open the cabinets in every room. 

 What you can do

*Make sure they’re clean. Murphy’s Oil Soap is a good place to start.

*Edit, pack up, or toss what you don’t need. 

*Organize with plastic bins from your home store. 

 

LINEN CLOSETS

Remember, they want to see the space, not what you have. 

 

What you can do

*Remove and edit 

*Donate extras to shelters. 

* Fold and organize 

Are you still shoving towels in the linen closet? Try this…

                                 

 

CLOSETS

What you can do…

*Edit, toss or donate

*Get everything off of the floor! And, don’t forget the top shelves!

* Arrange your hangers.  The best investment I made for my closet was several sets of Huggable Hangers. It makes everything you have look more organized.

*Remove excess hangers.  Arrange like items together; and if you really want to look organized, arrange like colors together.

THE PANTRY

What you can do…

*Toss expired or outdated foods.  

*Donate what you don’t need to your local food pantry

*Use plastic bins or baskets to help you organize.  

 

THE GARAGE

You’re not done yet! This is NOT where you toss everything you’ve edited from the 5 areas above! If the MLS says 2-car garage, you’d better bet the buyers need to be able to see it!

What you can do…

*Edit, toss, donate, pack all but what you’re using now.

*Make sure this area is well lit. Make sure the floors are clean. Paint them if you need to!

*Let buyers see your space. Hang up tools and equipment and organize your shelves. 

*If you must store some of your items here before you move, place them in one area where they won’t eat up visual space. 


We use all the areas of our homes so it’s important to let buyers see your space! Using bins to organize your closets, eliminating the excess not only allows your buyers to see the space but actually sends out a sense of calm and serenity.

The staging cost has also gone up a lot $2000 per house partial staging. I imagine as homes are harder to sell it may be needed again.

You are so right, Kathy. Buyers DO look in cabinets, cupboards, closets, laundry and in the garage (for many homes one of the worst offenders - it's where everything goes to get it out of the house).

It never ceases to amaze me how many people use the garage for storage of stuff they will never use.  I agree to clean and freshen up the garage floor. 

It also makes me cringe when a buyer schedules an inspection, and the inspector does not have access to the attic to complete the report.

I have seen buyers procrastinate prepping the home for a sale.  Often times it will take six months to a year for the check off list to complete tasks to obtain highest and best price. 

The dusty Knick knacks and drapes have to go!  Remove excess furniture.
