How Seller's Sell In A Buyer's Market

Currently, the housing market is experiencing a buyer's market in most communties.  Therefore, the real estate agent and the seller must work together in order to price the home properly.  This means the real estate agent must develop a comprehensive market analysis (CMA) of like properties in the same neighborhood or nearby neighborhood with similar economic status.  The real estate agent must present the CMA in a professional manner with recommendations, backup with facts, that include adjustments for location, condition of property, age, size and amenities.  Once this has been done, the seller needs to remove emotion from the home and consider the property a house not a home.  This will help the seller to accept the recommendation of his or her realtor.   

In today's market, the property must be price right, because there are fewer buyers that are capable of qualifying to buy the property due to the mortgage crisis.  In addition, the rise in fuel cost is affecting everybody to some degree.  In some cases, it is sufficient justification for families to put off purchasing a new home.

Finally, the home must be stage properly.  This means, the property must have good curb appeal.  The interior of the house should be neat, clean floors, open blinds to allow light into home, all lights on, remove furniture where hinders free movement of visitors, clean out closets, clean up kitchen counters, etc.

I agree. The seller has not choice but to price the property right if they want to sell it. I am relatively new in real estate but I am beginning to learn it is better to walk away from a listing than to try to sell an overpriced home.

Here in the Sacramento area, we are experiencing a Tale of Two Markets.  One market driven by the lower prices of REO properties, and another market with homes of some traditional sellers, who are still living in Fantasyland, rather than Reality! 

I agree with Teresa, it may be better to walk away from a listing that is overpriced, rather than trying to market a property, which is nearly unmarketable because of price.
