Solana Beach is an affluent coastal town just south of Cardiff by the Sea and Encinitas. It’s one of the more expensive beach communities in North San Diego County.

The following data are taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable at the time this report was published, but are not guaranteed.
9 Solana Beach homes sold in July, 4 fewer than last month. Here are the specifics:
Single Family Homes Sold
3 (down by 1); 13 Average Days on Market; Average Sales Price $2,466,666 (down 7%); Average Sales Price was 99% of original asking price.
Condos, Townhomes and Duplexes Sold
6 (down by 3); 7 Average Days on Market; Average Sales Price $1,333,681 (down 13%); Average sales price was 99% of original asking price.
Overall sales volume for the Solana Beach housing market declined for July, and especially for condos, townhomes and duplexes. The average sales price was lower for single family homes as well as for condos, townhomes and duplexes compared to last month.
The average marketing time for single family homes rose to about 2 weeks, but was several days shorter for condos, townhomes and duplexes. More than half the homes (67%) sold in 1 week or less. It’s clear the majority of buyers decided quickly about touring homes and then making offers.
While some buyers negotiated their sales prices down, well more than half (67%) of the buyers paid over list price for their homes.
Sales prices ranged from $777,090 to $3,200,000. The median sales price of the condos, townhomes and duplexes in July was $1,240,000 (down 17%). The median sales price of the single family homes was $2,350,000 (down 5%).
At the end of July 2022 there were 29 homes for sale in Solana Beach, 6 more than at the end of June and another increase. Homes range in price from $606,000 to $14,995,000.
Solana Beach has an inventory of 1.7 months for condos, townhomes and duplexes (up from 1.4 months last month), and 1.7 months for single family homes (the same as last month), based on the rate of sales over the last 3 months.
Solana Beach remains a very strong seller’s market.
There were no Active Under Contract listings in July.
In July 15 new listings came on the Solana Beach real estate market, 1 more than last month. The number of homes going pending (excluding homes that sold in July) also rose slightly, from 7 to 9.
