 If more Dallas homeowners think of Labor Day as signifying the end of summer than as the beginning of fall, that could be due to the tyranny of school calendars. Even after the last school-age kid has graduated, for many families, the rhythms established during their small frys’ school days can repeat for years out of sheer momentum. For whatever reason, for Dallas real estate, it’s long been taken for granted that, more years than not, a lull in activity can be expected—even for families with no school-age children.  Throughout the nation, a Labor Day-real estate connection does have a legitimate basis in the vacation home sector. Sellers frequently choose to enjoy their second homes for one last summer before listing them as autumn begins. Vacationers who have just discovered the spot they wish to make their regular family getaway destination are apt to initiate serious cabin-hunting around Labor Day. They figure they can have their new retreat purchased and ready for move-in by next spring. Some assume that a Labor Day-real estate link could also be the result of some immutable rhythm of nature, like the turning of the leaves. As Forbes once noted, the fall is usually when “Home prices, like leaves, fall.” Another possible reason why buyers could often anticipate a less competitive market was a more relaxed demeanor among their own fellow shoppers. Also, per Forbes: “There’s no deadline for most fall home buyers. Given the abundant unique surrounding factors accompanying this particular Dallas Labor Day, prudence might suggest the wisdom of abstaining from forecasting either a quieting or quickening of local activity. As for Forbes, in place of the columns where it once predicted “4 Ways the Real Estate Market Changes After Labor Day,” the Forbes editors might be wise to instead publish a simple “watch this space.” Meantime, for area sellers and buyers-to-be, word of the latest actual post-Labor Day Dallas real estate action can be yours anytime.
