75 Comments on How much is that view worth anyway?
What great comments I've received. Honestly, when I posted this, I was just having some fun. Who would have thunk it would have turned into such a great exchange of ideas. Thank you all so much.
So...let me clarify a few things based on some of the comments.
The property is a bank foreclosure. The other units in the complex have sold for around $125,000 but didn't have the "view". I used 5%. I figured there were some people that wouldn't buy this unit no matter what the price. For those that don't mind the view, I thought 5% would be a good deduction but 10% might have been better. Time will tell.
I did not use my telephoto lens when I took this photo. The distance from the window to the cemetary is very close. Putting up trees is not an option. If it was, I imagine the original developer would have done that.
I haven't been there at night. I don't plan to be.
Linda, How about putting some "stained" glass or "Opaque" covering on the window. You apply it like contact paper. And you would still get the light without the "view".
Woweee. I just don't believe that it would be a plus or a positive for 'view'? I would have the condo blessed before I moved in ...if I decided it would be okay.... :)
You are a brave soul! I absolutely couldn't buy or sell this property. Maybe someone who doesn't mind scary movies will feel right at home.
Linda...
My turn to say "Holy Crap" :)
To be honest the only way I would take that listing is if the Seller agreed to replace the window with a wall. But hey...That's me and we both know I'm weird :)
P.S. Good to see you. I was beginning to think BB and I were the only ones Blogging on the 4th of July :)
TLW...ROAR!
Great Blog! I have been selling real estate in Bend Oregon since 1981 and find it refreshing to find a helpful blog like yours! Keep up the good work!

After all is said and done, the only way is to have it appraised, maybe by two diffeerent appraisers.

Linda, about the only thing that I can suggest is to wait till Halloween... then open up those windows and do an open house till... midnight? Dress the part of course, invite the press, offers desserts or other kind of Halloween foods, you know what I mean. Maybe call a radio station and tell them what you are doing, that will be a good way to get some exposure and find a buyer! Please keep us posted!

I had to come back to this post; yesterday listing partner Mark and I were driving around looking for fsbo signs and we were on one street that features Monroe Cemetery all along three blocks on the south side of the street. It's an ancient cemetery with gorgeous headstones from the Civil War era on up and we both said we could easily live across from it.
Linda, I once sold a home across the street from a cemetary to a very sweet first-time buyer. When I asked her if it bothered her to live so close to it she merely replied they will be quiet neighbors:)
I have really enjoyed reading your blog. I am relatively new to AR and have noticed you have received a lot of points and have achieved a remarkable high ranking. Congratulations! May I ask if you have had success in turning your high ranking into business? I am curious if it has been a profitable venture personally as well as financially. Thanks for sharing and best of luck in your business.
James - The age old question of whether blogging is financially profitable! Blogging is just one more tool in my real estate toolbox. It has certainly been rewarding both personally as well as financially.
Maybe put that privacy film on the window to allow light in but keep the objective view blocked ??? Just saw this on HGTV for a home that was very close to a busy street.
Any bites yet ?? Maybe it sold already!
Not sold yet! Price has been reduced since there haven't even been many lookers.
I left a comment earlier--but not sure if ti went thru-- but good luck--
I work in downtown savannah-,ga. -w/ lots of burial grounds--and haunted houses.
Have you sold the property yet--keep all of us posted--thanks--andrea
Update: After 71 days on the market, this condo sold for $83,900. It was scheduled to close on Halloween but we had a delay of a few days! Closing on Halloween would have been a hoot!!
Hi Linda...I just took another look at that view and I'm telling you again, I like the view. And, I am not Goth!
It looks like a beautiful cemetary. I enjoy taking pictures in cemetaries and have a good friend that likes to photograph them also. Believe me I take pictures of lots of things (and have recently posted some more "uplifting" ones.
Did the cemetary affect the price dramatically? You mentioned that you factored in 5% less. I'm wondering how the actual sale price compared with other recent sales in that complex without that view.
Oh, congratulations are in order. I knew it would happen.
Kate
P.S. Did the sellers do any of the countless things suggested in other comments?
Kate - I never had any face time with the buyers. I had the listing which was a Countrywide foreclosure. The condo sold for much less than the other units but that could have as much to do with the condition. Surprisingly we had almost no feedback about the location of the cemetery.
Hi Again...Thanks for letting me know. I was really curious.
Congratulations.
