Another really fun challenge hosted by Eileen Burns and Kathy Streib and I have really enjoyed the few stories that I have read so far. Real estate definitely is a crazy business and just when we think we have seen it all, our mind gets blown, haha.
Back in 2015, I was working with a nice couple to find them a home. We found one that they really liked and made a strong offer. It was accepted with a counter offer attached but the only terms that were amended on the counter offer were the escrow company. Even though that was quite petty, I was fine with it but then I started looking over the executed purchase contract they sent with supporting addendums and I could tell I was in for a rough transaction. The counter-offer had the wrong address and the wrong buyers which was the biggest issue. I let the agent know and asked her to correct it and send it back. I heard nothing back and it was starting to get late in the evening. The other issue was that they didn't check the counter-offer attached box on the purchase contract so I actually had a fully-executed and valid contract in hand without the counter-offer. Finally around 10 p.m. I messaged back that since I had not heard back and I had a fully valid contract in hand, I was going to send it to the title company written into that contract and open escrow. Around 11 p.m., the agent's broker calls me and is livid. When I pointed out the mistakes that were made she said that she would get them corrected. What she ended up sending left me in shock since she merely crossed out the invalid information and wrote in the correct information but without any initials from the parties involved, haha. Apparently, she thought she could amend a fully executed and legal document without getting initials? I was in shock as to how ignorant this lady was, especially given the fact that she was the broker trying to help out one of her new agents. She was mad that she didn't get the escrow at her preferred title agency but too bad so sad, I was not budging, haha. I woke up in the morning to find that she was bad-mouthing me in the Realtor forum we have in Arizona. She was not happy that on the thread I told the true story of what actually went down and let me know it. Many other agents in that forum chimed in with support for me and disdain for her since they knew that I was a solid agent. That was not a fun transaction but I got it closed nonetheless and I doubt that my buyer clients even knew what a struggle the transaction was, haha.
