Are you a pet owner?  Do you consider yourself to be a proud pet owner? Now, would you call yourself a "pet-spoiler"? ... :)

 If you want to know anything about me, you should know that "I Love My YORKIE!" My Yorkshire Terrier, Maxwell, has been a loyal companion to me since I was a little girl. Max could be sleeping like a baby, and if I get up for just a second, it's not too long before I hear the jingle of his tags trotting along side me. If I am watching TV, "good ol' trusty" is sitting on my lap or keeping a close watch from the top of the sofa,(his favorite spot). At bedtime he stays at the foot of the bed.  If you come to visit, chances are Max is very close by!

Our dogs have too many toys and dog beds to count and more clothes than they will ever wear. Besides our Yorkie, we also have a chihuahua and a very plump tabby cat. As I am sure you can tell, our pampered pooches and chubby kitty are very well taken care of and very much loved!

The love and companionship of a pet is a sweet and irreplaceable gift! As we all know, some of our pets can leave behind other types of gifts. You should know that, IF YOU CAN SMELL IT, YOU CAN'T SELL IT!!

Pet Stains and Odors are not a good selling feature!

If you are looking to sell soon, and you are a petowner, with this type of problem, it is most adviseable to make the investment to RECARPET your home! Don't just shampoo that carpet!!  As homestagers we look for these types of things when viewing your home. :) We'll get you, my pretty, and your little dog /cat, too! Shampooing may or may not get the pet stains out- it will only revive the pet odor that is hiding below.

We have found this to be the case on several occasions with homeowners who would prefer shampooing as opposed to replacing their carpet, (for the obvious price difference). Don't shoot yourself in the foot! Make the investment so that your home shows nicely. Lingering odors are a bad idea, even trying to conceal the smell with a lit candle doesn't always work!

The return on investing in recarpeting is amazing! When potential homebuyers come by to view your home, it will look and smell fresh! Neutral color carpeting is always a safe route, and a low to medium grade carpet would be sufficient. As potential buyers walk through on the new carpet, it will not only feel "cushy" but look pristine and well maintained! With fresh carpeting you will have your visitors at open house saying, ... "there is no place like home!"

Cute post, Justine!  I am a "spoiler".  Your description of Maxwell following you closely and sleeping on the back of the couch and the foot of the bed are typical for my little one, too!  Although he is not a Yorkie, Cooper (a Cocker / Rottweiler mix) is a cute, spoiled puppy!

Justine - I have a little yorkie (Bella) and she behaves exactly how you described Max.  If I move off the couch, she moves; if I head upstairs, so does Bella.

You've made a great point with respect to the importance of replacing the carpet versus having it cleaned.  When we clean the stains left by our pets, it's likely we're hitting just the surface and not getting down to the padding.  So... you're right, it's definitely worth the investment to recarpet.

Oh, I couldn't agree more...my dogs are brats and accidents are a more frequent occurrence than I care to talk about so...we keep carpets to a minimum, wood floors and tile clean up much better!!!

Kathy, I love dogs no matter what breed, but when it comes to yorkies... let's just say - they melt my heart twice as fast! Bella sounds like a cutie! And accidents do happen, I only wish homeowners would see the importance of the flooring in their homes! Thanks for your comment! Say hi to Bella. :)

You are so right about pet odors and carpeting!  If a homeowner does not get rid of the odor completely it will be hard to sell the house!  There are some products on the market that can rid of pet odor from carpets, but if the carpeting is completely ruined, then replacing it will give the house a fresh new look and potential buyers always prefer brand new carpet over tired worn carpet!

Justine,  I agree.  I did try ammonia once, the stain came out but it took my breath away.  I guess you need a respirator to use ammonia.  I think the investment of new carpet is worth it!

Justine ~ Just had a similar problem with a home I staged last week. I told the home-owners but I do not think they are going to address the issue. I have even told the listing agent, do not list it as a staged property. I am upset with this home-owner.
