Today, I simply staged a home located near the heart of Charleston.

A very nervous investor hired me to stage a property located in West Ashley, just minutes from downtown Charleston.  This investor had never used a stager before and therefore, did not have a budget for staging.   Just last week I wrote a post "Staging for the future..." in which I discussed the problem of a non-staging budget and this was a perfect example.

As we worked out a budget for staging I explained that I wanted his future business.  The investor agreed to give staging a try.  Here are a few photos:

As the investor walked in, he said...Wow!  Unbelievable!  As he stood gazing, he said... I have another property that I need you to stage.  In my mind I began to cheer...S-U-C-C-E-S-S!!!  I love it when a client becomes a staging believer.

If some of the items look familiar, it is because one of my properties sold so my team and I de-staged that property to stage this property...all  in one day.  Now that is staging at its finest!

I like to wait until a day or two before closing to remove my staging items.

Patty,

Great staging story.  I hope after seeing the results of your staging job, the investor will see the value of a professionally staged home and refer additional business your way. Congratulations on this excellent job!

Patty,

Don't you just love it when you you can move your inventory from one house to the next without missing a beat? If you can keep up that pace you can cut down your moving and storage expenses.

Mindy and Jay - Thank you, I normally wait until a little closer to closing too. However, the home I de-staged is my own investment property and the closing is next Wednesday.

Michelle,  I hope so too! Thank you for your warm comments.

You did a great job!

I don't think you have to worry about 'future business' with this investor as I'm sure he's added your number to his Favorite 5.

Love the living/dining room!  A really positive story, love to see believers made out of non-believers.

Michelle, I spoke to the investor today and he now understands the impact staging has on his vacant properties.  Thanks!

Susan- You are right, it does keep the cost down.   In college, one of my professors use to say " Cost is King in the business world"!

Tosha - Thank you, let's hope so!!
