Homes are coming on the market. But, what's taking so long? There is much preparation for getting your home ready to photograph and show.

It's easy to say let's get the house ready. Think of the time and labor to edit your home, purge, declutter, donate, and toss!

Then there is the painting, floor refinishing, cleaning, lawn and exterior maintenance, washing windows, and so on. Don't take those extra boxes and things to the garage or the basement. Mark/label them- the new home, donate, or trash.

Most sellers who have worked with me know the garage is essential, so empty it and get it painted. Remember, you must leave the house empty and clean when you sell. Start preparing early.

Stay in touch with your sellers, check their progress, and see what they need. Maybe a visit to check out the progress, give suggestions, or perhaps a few words of encouragement. Maybe they need help editing, staging, and getting ready for the photographer.

It does take time!

Most sellers underestimate the amount of time it will take. If they have lived in their home a long time, they forget how much "stuff" they have packed away.

Hello Margaret, I know work need to be done but some agents are putting up their sign a week in advance of putting it in MLS. I have no problem if they put on COMING SOON but none of that, and I had 2 clients call me of how much this house is.

It does take time! There are so many things to do! My sellers were finally ready to go to market after rescheduling their photo shoot twice... so today was the day! They had a lot to do, windows washing, grout cleaned, painting etc. I was in contact with them almost daily but it will be worth the wait! They worked hard and scheduled everything out and were great scheduling managers..it just takes time and you are the mercy of the venders!
