What are Waterfront Home Buying Do's, Don'ts?

Right now I'm helping dear long-time clients explore their dream of owning a  waterfront home in the Bay Area. Right now we're considering options in San Mateo County in Foster City, Redwood City, Redwood Shores and San Mateo city.

I want to give them the best advice on the pros and cons of owning and living in a waterfront home, along with key Do's and Don'ts.

In addition to flood insurance and questions of water intrusion, water access and water rights, what are other "Waterfront Home Buying Do's and Don'ts"?

I'm hoping real estate colleagues and waterfront homeowners will share their experiences and perspectives.
