Roof Repair Tips for a Leaking Roof

A leaky roof is most likely the source of water stains that extend across ceilings or run-down walls. The difficult part is locating the leak; the repair is usually simple. We'll show you some simple techniques for locating and repairing the majority of common types of leaky roofs.



  1. Find The Roof Leaks

When looking for a leak, start by looking uphill from the stains on the roof. Roof penetrations are the first thing to look for. Roof penetration items are by far the most common source of leaks. They could be several feet above or to the right or left of the leak. If you have access to the attic, the simplest way to find a leak is to go up there with a flashlight and look for evidence. There will be water stains, black marks, and possibly mold.

 

  1. Solution for a Small Leak

Look for shiners on the underside of the roof if you can't see any telltale flow marks and the stain is fairly small. Moisture that escapes into the cold attic from the rooms below often condenses on cold nails. If you climb into your attic on a cold night, you may notice this. Simply clip the nail with side-cutting pliers to solve the problem.

 

  1. Fix Plumbing Vent Boots

Check for cracks in plastic bases and broken seams in metal bases. Examine the rubber boot that surrounds the pipe. This can rot or be torn, allowing water to enter the house through the pipe. If you have any of these issues, you should purchase a new vent boot to replace the old one.

 

  1. Fix Roof Vents

Examine plastic roof vents for cracked housings and metal roof vents for broken seams. You might be tempted to use caulk to solve the problem, but that won't last long. There is no other option but to replace the damaged vents. Inspect the bottom edge of the base for any pulled or missing nails. Screws with rubber washers should be used in their place.

 

  1. Fix Walls and Dormers

Wind-driven rain frequently enters from above the roof, particularly around windows, between corner boards and siding, and through siding cracks and knotholes. Water seeps through these cracks, behind the flashing, and into the house. Remove any suspect caulk and replace it with good caulk. Examine the siding above the step flashing as well. Replace any cracked, rotted, or missing siding, overlapping the step flashing by at least 2 in.



If you have a leaky roof, you should fix it right away, even if it isn't bothering you or if you're getting a new roof next year. Small leaks can cause major issues such as mold, rotted framing, sheathing, destroyed insulation, and damaged ceilings in a short period of time. The damage and subsequent repairs would have been minimal if you had dealt with it immediately.
