Month of September 2022. Unit sales of 29 was 10 units lower than last year, a 25.6% decline. Median Sale Price edged lower to $398.5k a 2.1% decline compared to prior year. Average Sale Price managed a 4.6% increase to $459.7k. On a Price Per Square Foot basis (see attached page) Both Average & Median Sale Price was up to $256 & $259, respectively. Days On Market is has increased to 31 days and the 87 home of current inventory has been on the market an average of 47 days. Looking ahead to October 2022, there are 35 re-sale homes currently contingent or under contract/pending. We are on pace to fall well below last October’s total of 49.
September YTD The market seems to be finding some equilibrium. Inevitably, the volume of sales is down, and prices are softening as one would expect. However, prices compared to just one year ago remain positive. Uncertainty is still quite prevalent, with swings in the stock market, threats of nuclear weapons use are wild cards we cannot predict.
