Five homes sold in Thornhill during Quarter 3-2022, two fewer than the seven homes that sold in the same quarter of 2021 and three fewer homes than sold in Quarter 2-2022. New listings decreased in Quarter 3-2022 with just three new listings, four fewer than in the same quarter one year ago and eight fewer than in Quarter 2-2022.
Both average ($611,400) and median ($670,000) sale prices were up significantly in Thornhill compared with one year ago. Average sale prices increased 21.97% year-over-year, while median sale prices increased 34%. Home prices in the Third Quarter 2022 ranged from $405,000 to $745,000. Thornhill's edian home sale prices continued to set new records.
Average list to sell ratio was 98.9% Median list to sell ratio was 99.3%. The list to sale price ratios were down quarter-over-quarter, most likely signaling the beginning of a shift in the market.
Average days on market in Thornhill were 10, up 3 days from the Second Quarter 2021. Quarter-over-quarter, average days on market doubled. One of the most in-demand and sought-after neighborhoods in the Ballantyne area in south Charlotte since the late 1980's, Thornhill is a beautiful neighborhood with 505 homes situated on tree-lined street and surrounded by mature landscaping. Demand for Thornhill homes stems from its location in Ballantyne just off of Elm Lane across the street from the Stonecrest Shopping Center and the excellent schools that serve Thornhill's children.
The 505 single family homes in Thornhill are primarily transitional-style two-story homes with three to four bedrooms + a two-car garage. There are also single story and 1.5 story homes, as well as a small number of homes with basements. Thornhill homes range in size from about just under 1,400 square feet to over 3,000 square feet. On average, homes are about 2,500 square feet. Homes are situated on lots ranging in size from .12 of an acre to just over one third of an acre. Homes in Thornhill were built from the late 1980's until 1998. Median age of Thornhill homes is 28 years.
