Home Staging Tip…Leave Out the Post-It Notes!

 

Recently Margaret Rome Baltimore 410-530-2400  wrote a post that shared how she makes it a point to be at every listing appointment for her properties. This may or may not be what works for you, however, her post reminded me of a staging consultation I did many years ago.

 

 

The listing agent reached out to me because this property had showings but no offers. Initially, the seller and agent thought the home would sell quickly so wanted to skip suggestions for preparing the home for sale.

 

The seller could not have been more gracious. Her beloved husband had passed away and it was time to return north to be with her children.

She wanted to do whatever she could to sell her home and move on. I could tell that she took great pride in her home and enjoyed the years she spent there. 

As I walked through each room, I saw yellow post-it notes on the kitchen counter, the bar area, her vanity, and everywhere I looked!

She had written notes pointing out features that she thought potential buyers would like…

 

“The counter is perfect for entertaining. You can place trays here.”

“We recently updated the vanity top to granite.”

“The bar fridge was replaced 2 years ago.”

 

These were just a few of at least 30 post-it notes I saw! 

 

I asked her what her agent thought of the notes and her reply was- “I haven’t seen her since she was here while the MLS photos were being taken. I talk to her almost every day though.


The seller thought that since she would not be present during the showings, she needed some way to let her buyers know these things. 

 

I told her that those perks were probably in her MLS listing and that all of the post-its were distracting the buyers from seeing her space. 

 

 

When you work with an experienced professional agent, they’ll make sure that what you want your buyers to know about your home is in the MLS.

I find it funny that sellers believe it is helpful to point out all of the features of their home, while it is actually quite the opposite because most buyers are turned off by that and would rather discover them on their own.

Sounds like a big distraction to me of "look here at my notes, not at my house".

I have seen "notes" throughout a home, and have had buyers comment, these were helpful, especially if the feature was not as visible.

Hi Kathy - that is one type of annoying note but when toured one house with Gabe Sanders we saw notes saying what should shouldn't do and shouldn't touch.  We couldn't wait to get out of there.

I haven't seen post-it notes, but I have seen letter-size paper pointing out there was an extra closet here and there, and more drawers in the kitchen then others in the neighborhood.

Hi Kathy,
Although I know it wasn't your intention, your post made me laugh. My sister-in-law used to have post-it notes covering just about every inch of her kitchen cabinets. Literally! Since they remodeled their kitchen, she doesn't do that anymore. Of course, they weren't trying to sell, but still...

We were looking at a home the other week, and the agent had notes everywhere through the house. It was all too much and unnecessary like the post-it notes.

Wow now that would be very distracting to most buyers Kathy!  I've never seen that.  Previously we used to write up 'fact sheets' about the home and neighborhood and us it as a "Welcome" flyer waiting for the buyers. They always took them as it was interesting stuff....not the obvious things.

Kathy sometimes being helpful is not helpful, but you have to give this Seller credit for the passion she had for her home.

You make an important point about post-it-notes, Kathy. 

As an aside, there was a cycle of real estate in the late 1980s when I was extremely busy.  My desk at the office was filled with little Post-it-Notes.  All were filled with pretty important information.  One Saturday while I was out showing property, my daughter who was a teenager at the time, rode her bike to my office.  While she was waiting for my return, she decided to clean my office space for me.  Her organization, and trashing of Post-it-Notes, nearly put me out of business. . .LOL

Hi Kathy:

No doubt the seller thought she was being helpful when in fact the opposite was probably happening. I have seen a couple of homes were listing agents had included some typed cards in strategic places pointing out featured. Better to just have a list of improvements and features in the listing or that could be downloaded from the MLS.

That's funny and it reminds me of my old dad who would put post it notes all over the bathroom mirror to remind him of things to do... but it really didn't help.

Hi Kathy,

I have had more than double the amount of listings I have ever had, and all but one has been agent accompany.  I am there to "present" the property.  I visit properties weekly if they are vacant.  I also arrive 1/2 hour before potential buyers to make sure all lights are on, etc. 

I can remember a listing I got years ago where the agent before me was fired.  The sellers came in and saw cards being left on the counter but no footprints on the carpeting.  This was right after the showings!
