Are FSBO's Really The Way To Build Your Business?

I've been listening to a training program to help one get more fsbo listings. However I want to know from the group how many of you are really successful at obtaining the listing. Also when whooing the fsbo owner what types of materials do you provide them? Do you call them first or do you stop by in person and then follow-up with phone calls, notes and handouts? How long do you stay in contact with the fsbo before you decide they aren't going to list and remove them to your database. I do realize that they have raised their hand and said they want to sell their house and because of that if I can help them that is what I want to do so that ultimately if they can't sell it themselves they will call me to list it for them. I guess what I'm looking for is a system that works consistently. Who has one that they don't mind sharing in detail?

Hi Victoria:

Most of my listings come from FSBOs and I've found the secret to marketing to them is to be consistent and patient.  I read somewhere and believe it to be true, that the average agent only contacts the FSBO once.  That only 30% of the agents contact the FSBO twice and less than 10% a third time.  

My experience is that a FSBO lasts on average 6 weeks.  During that time, he/she will either sell, list or drop out of the market.  If you've been with them since they first advertised and they decide that they are going to list, if you've been friendly, courteous and kind, there is a good chance that you'll get a crack at the listing.

Bob Thank you for posting, I have a bad habit of sending on letter or post card and then call it quits, I never call or door knock, maybe I should try something different

I agree the multiple contact record for most agents is poor.  I contact them 8 times......in 8 WEEKS!

I send 2 letters a week for a month, then one a week for another month, then one ever two weeks for 6 months.  It's all programmed into top producer, set it and forget it, just click print every day and run the letters... 

I got a call today.....  not unlike the call I get at least once a month....

You have been sending me letters.  I get two a week...  Finally I thought, maybe it's a sign or something...  Nobody else tries that hard.  So I am calling you.  Can you come list my house!

BTW:  I have probably listed 50+ FSBO's in the last three years.
