Walnut Creek Single Family Home Sales Review: Q3 - 2022

71 single family homes sold in Walnut Creek in Quarter 3 - 2022 compared with 51 homes in the same quarter in 2021. Compared with the first quarter of 2022, Walnut Creek had  21 more sales in the second quarter.  New listings in Walnut Creek increased in the Third Quarter 2022 with 62 new listings compared with 56 in the same time frame one year ago. Quarter-over-quarter, Walnut Creek's new listings decreased by 33 homes.

 

Average days on market for Walnut Creek homes increased by eight days year-over-year and by 25 days quarter-over-quarter. Median days on market in the Third Quarter 2022 were six days, increasing four days year-over-year and three days quarter-over-quarter.

 

Average sale price in Walnut Creek was $$512,145 up 22% year-over-year. This is about $13,000 higher than in the most recent Second Quarter 2022.  The median sale price was $518,500, up 24.04% year-over-year. The median sale price was approximately $23,000 higher than in the most recent Second Quarter 2022. Home sale prices ranged from a low of $382,000 to a high of $658,000 in Quarter 3 - 2022.

 

On average, home sellers received 100.3% of list price as a final sale price, while median sale to list price ratio was 100%. The average list to sale price ratio was 2.9% lower than in the Second Quarter 2022. Median list to sale price was 1.8% lower quarter-over-quarter.

 

At third quarter-end 2022, 24 single family homes were listed for sale and 12 homes were under contract.

Walnut Creek Townhome Sales Review: Q3 - 2022

Three townhomes sold in Quarter 3 - 2022 -- one more than in the Third Quarter 2021. Quarter-over-quarter, Walnut Creek had four fewer sales in the third quarter than in the second.

 

Days on market decreased to 14 days from 17 days in the 3rd Quarter 2021. Quarter-over-quarter, average days on market decreased from 25 days.

 

Average sale price of Walnut Creek townhomes increased 23.14% year-over-year to $398,000. This is just approximately $19,000 higher than in the most recent Second Quarter 2022. The median sale price increased 26.82% year-over-year to $409,000. This is about $19,000 higher than in the most recent Second Quarter 2022.

 

Average sale prices of townhomes were at 100.4% of listing price, 0.8% higher than in the Second Quarter 2022. The median sale to list price ratio was 100% in both the Third and Second Quarters 2022.

 

At third quarter-end 2022, seven Walnut Creek townhomes were available for sale and none were under contract.
