I'm considering the HSBR program with HBM. How is it working out for you?

Tom, I love it and so do my clients. Great management tool. And there is a way to load your entire SOI into it. So about once a month or when ever I get a new listing I only hit send once. There are loads of great ideas to use it. But either commit to it or pass it by.

Good Morning, my name is Gary Hudson and my wife and I own our Real Estate Brokerage called "The Connection Real Estate Svcs. Inc. By the way, we lived in Winterpark,Co. from 1990 to 1994 and had our realtors liscense in the State of Colorado. Of course during those years, not much was happening in real estate and interest rates hit over 19%. We had a store in Cooper Creek Sqauare called "Ritzy Rags" and sold mostly ladies apparrel and accessories. We moved back to Dallas/Fort Worth in 1996 and got back into real estate here.

We are considering using the Home Buyers Scouting Report as our management tool and attended a meeting yesterday with our loan officer to get signed up and activated.

Are you satisfied with the program and do you have any pointers that might help me get started and avoid mistakes from your experience?

As the saying goes "Go big or go home" the same goes for HBM. I love the program and I use it daily, yep, daily. I manage my seller, buyers and SOI from HBM. I contact my group "Green Drinks Pueblo Style" from HBM. I try to do as much with HBM as I possibly can.

HBM is a little like Active Rain (contact me if you would like to join - love to have someone from TX promoting Colorado) You have to use it or don't bother.

Gary, I googled you and can't find you. How about calling me?

Hi Dena,

I have been mortgage broker in Albuquerque NM since 1999. A new wholesale lender I am working with has invited me to bring my realtor partners to a HBMII seminar they are sponcering. I have two questions for you if i may:

1) Do you belive or have experienced this tool to be advangagious in a co-branding maner with a lender?

2) At first glance, it seems as though the searches for properties take the place of the realtor...any comments here?

1) Do you belive or have experienced this tool to be advangagious in a co-branding maner with a lender? No, I don't think buyers "co-brand" my lender partner and I. However, they do recognize us as a team. They know they still have a choice as to which agent or lender they want to us. Both my lender partner and I assure buyers they have a choice, but we're both available to them. I've had buyers use different lenders and buyers choice a different agent. Maybe not ideal, how ever we both still have the buyer in our contacts. The buyer still knows we are both still available. All happy, fuzzy feelings. Hope that makes sense.

2) At first glance, it seems as though the searches for properties take the place of the realtor...any comments here? Yes and no, the system is a MAJOR tool in keeping in contact with buyers. Several of my buyers recognize that I personally am not e-mailing them listings - they know HBM is a tool. But others really do think, despite my telling them other wise, that I am sending the listings personally. I have one lady who continually calls me to ask about the property I sent to her yesterday. I haven't got a clue without going in and looking of course. But she's sure I sent the listing and I know it well enough to talk about it because I researched the listing personally.

Dan, over all HBM is a tool like most others. There are many ways to use it. I manage both buyers and sellers with it. But I use it for my entire SOI and some of my networking groups. If I want to send an e-mail to "Realtors" I've tagged them as such and my message only goes to them. If I want to sent to my networking group, I pull down that tag and off goes my message.

As I walked around the Pueblo Home and Garden show last weekend several (several) peopel stopped me to tell me they still get my e-mails - GREAT! HBM is working! I do as much of my e-mailing as I can via HBM. My picture and contact info is at the bottom. It's a cont reminder that I'm here.
