Inventory remained thin in Baxter Village during Quarter 3 - 2022, resulting in higher home prices for both single family homes and townhomes year-over-year. Average days on market for single family homes and townhomes decreased in the the Third Quarter 2022, both year-over-year and quarter-over-quarter.

 

Baxter Village Single Family Homes

17 single family homes sold in Baxter Village in Quarter 3 - 2022, 10 fewer than in the same quarter one year ago and five fewer than in Quarter 2 - 2022. Baxter Village had 16 new listings for sale in Quarter 3 - 2022, four fewer than in the same quarter one year ago and 12 fewer than one quarter ago.

 

Average days on market, decreased to 12 days from 14 days compared with the same quarter one year ago. Quarter-over-quarter average days on market decreased 13 days.  Median days on market increased by two days year-over-year to six days.

 

Average sale price for single family homes in Baxter Village in the Third Quarter 2022 was $733,500, up 16.2% year-over-year. Quarter-over-quarter, the average sale price increased $11,595.  Median sale price was $750,00, up 29.31% year-over-year. Quarter-over-quarter, the median price of a home in Baxter Village rose $43,000. Home sale prices ranged from $399,000 to $1,050,000 during Quarter 3 - 2022.

 

On average, home sellers in Baxter Village received 100.5% of their asking price during the Third Quarter 2022 (down 2.6% over the previous quarter). Median list to sale price in Quarter 3 - 2022 was 100% (down 2.7% over the previous quarter). Year-over-year the average and media list to sale price ratios were flat.

 

At third quarter-end 2022, five homes were listed for sale in Baxter Village and no homes were under contract. For a community of some 1,400+ homes, inventory remains tight resulting in higher home prices.

Baxter Village Townhomes

Seven townhomes sold in Baxter Village during Quarter 3 - 2022, three fewer than in the same quarter one year ago and flat quarter-over-quarter. Baxter Village had five townhome listings for sale in Quarter 3 - 2022, two more than in the same quarter one year ago and one more than in the most recent previous quarter.

 

Average days on market were 18 days; a decrease of one day compared with the same quarter one year ago and a decrease of six days quarter-over-quarter. Median days on market increased to 12 days from one, year-over-year.

 

Average sale price for townhomes in Baxter Village in the Third Quarter 2022 was $407,714 up 24.04% year-over-year. Compared with the Second Quarter 2022, average sale price for townhomes decreased $26,215. Median sale price was $417,000, up 24.48% year-over-year, but down $8,000 quarter-over-quarter. Townhome sale prices ranged from $370,000 to $440,000 in the Third Quarter 2022.

 

On average, townhome sellers in Baxter Village received 98.3% of their asking price during the Third Quarter 2022. This was 4% less than in the same quarter one year ago and 8.1% less than in Quarter 2 - 2022. Median list to sale price ratio was 98.6%. This was 3.5% less than in the same quarter one year ago and 8.2% less than in Quarter 2 - 2022.

 

At third quarter-end 2022, one townhome was listed for sale in Baxter Village and one townhome was under contract.

Nina Hollander, Broker - Baxter Village sounds very desirable. Good name "Baxter!" I have a grandcat named Baxter. He is a GREAT cat! Front Porch! Growing up, there were lots of front porches in Chicago but as the years went by, many were torn down due to safety. New England - Oh my gosh, I loved them and many conversations were on the front porch with friends I made over many, many years.

You're right! It really is a "Southern thing," for some reason, they did not include them with construction where I live in Texas. Boo Hoo! I love a covered front porch, especially with a swing. If I moved to North or South Carolina, the house would have to have a front porch.

I love my front porch. And although we think of it as a Southern "thing," it's interesting to me how many homes have been built here over the past three decades that don't have them.
