November Gratitude - My VERY IMPORTANT Vendors

Debe Maxwell has challenged us again this year to post all month reasons we are grateful. The list is L O N G, so will share my next reason to be grateful.
We are only as good as the people we surround ourselves with!
From the moment a buyer wants to start a search for a property, I have three (ok, more than that) lenders that can get a pre-approval done any day of the week, including weekends when we most likely will need it! They are wonderful with my first-time buyers and all walk the buyers through what will be needed and the process.
If the client needs to sell a home, and work is needed, I have many vendors that are tried and true before I give out these referrals. Either I have used them, or someone else I know well has before I share these vendors.
My photographer is the biggest GEEK I know. At the last photo shoot, he didn't have another shoot that day and wanted to share all his new stuff, including his new camera. He did a slow-motion video over 18 hours of a flower opening up, and OH MY that was beautiful. He goes over the top with my photos, and always have him do my photos - he is fabulous!
If I have a buyer, I have three inspectors, but one of course is my favorite. He is patient and shares his knowledge at length with any buyer, whether they are first-timers or repeat buyers. He is not an alarmist, but definitely points out defects the buyer needs to know about. I want him to share the defects, as I don't want my clients to buy a home that will be a money pit. He is fabulous!
My closer is the newest to my "team". My previous closer was promoted to Supervisor over all the closers in Colorado and wasn't as available as I was used to. I moved over to this new company a couple of years ago. My closer gets in around 7 am, and we usually communicate then about what is needed done that day (if I have closings). She is always on top of dates, and never late for anything! I so appreciate that, and SHE is fabulous.
And this past week, had a sewer scope at my listing, and I am not a sewer expert, so asked my sewer scope company to look at the video. The buyer's agent said there was a break, leaking, and needed repair. My sewer company did so within one hour, and came back with --- it is all good, and no recommendations needed. We ended up having a 3rd opinion with another company that did CAMERA ONLY (no repairs) and they said the same thing - no repairs needed. THESE are the vendors we NEED surrounding us. My special vendor probably saved my sellers at least $5,000!
I value each and every one of my vendors --- thanks for being on my "team"!
