As a Designated Broker that has managed thousands of transactions, I cannot stress the importance of a high quality listing. Too many agents think they can put little effort into a listing with truncated descriptions, low quality photos, poor communication and mechanical lockboxes. All these items and more are part of the reason a listing will struggle to sell. In the current landscape of a down market it is more important today to assure your client the MLS listing will be as perfect as you can possibly make it. Why give a client a reason to say anything other than, "it must be the high price of the listing".

Look at it from a buyer's prospective. If you are a buyer and are scrolling through listings that have been filtered to your criteria and stop at a listing that has pictures that do not show the scope of each room due to using a smart phone, or maybe the photos have items in the pictures that could have been moved to improve the warmth of the scene or maybe no aerials are provided, this buyer is going to form an opinion on whether they will consider the property. If you are selling a condo and leave out surrounding common grounds or the club house, selling a condo is also selling the lifestyle. Unless your buyer is a hermit and enjoys spending endless hours in a one bedroom condo, you are failing to truly market the property.

Everything you do to create a perfect listing should be a routine and this is how you brand your listings. The more people see your listing and the high quality of work you put into it, they will relate that quality to everything you do. So next time a listing is created take the time to fill out the paperwork completely and present it in a professional manner, hire a professional photographer and order aerials, be creative and write a highly descriptive narrative describing the listing in detail, be sure to include everything in the listing data, make it easy to access the listing and do everything in your power to be able to answer phone calls or chats. Make quality your number one goal.
