The media continues to sensationalize and send "doom and gloom" messages about the market.  The fact is, in many areas across the country this is true.  However, San Francisco is a micro-climate of markets.  Some neighborhoods are still experiencing modest and increasing appreciation, while others are not.  The City's "blue chip" neighborhoods are holding values well, especially in the high end arenas.  The price point up to $1M seems to have some sensitivity, perhaps due to more stringent lending practices.  Location is absolutely key now, and respective neighborhoods are performing differently.

Yes, the Carolinas seem to be doing very well according to a realtor's blog yesterday.  You'll never read about it in the paper though.

Hey, Paul.  Welcome to ActiveRain.

Media outlets like to grab onto news "stories" and drag them out ad nauseum.  Here in Southern California on the Westside of Los Angeles, good listings priced right see activity and move at a reasonable pace.  Just because the overall market is not in the throes of the insanity of 2003-2006 doesn't mean there's no business out there.  As you say, there are definitely areas of the country (and definitely California) which are crushed by weak demand and a tsunami of foreclosures.  When the news audience grows fatigued with "bad real estate" stories, you'll bet that "the recover is here!" stories will abound.
