As a local real estate specialist in the Charlotte, North Carolina market, I am more often in 2022 than in previous years, hit with the question, "Does my search include foreclosures?" Moreso, buyers want to search specifically for foreclosures to procure a 'deal!'

Those in the business know that this is not something that is a part of the market shift we are currently experiencing. The bottom line is, foreclosures remain LESS THAN 1% OF OUR MARKET...LESS THAN 1%. So, in answer to the question, 'does my search include foreclosures?' chances are, while the search is open to them, you're not going to be seeing them any time soon.

If you are facing foreclosure, reach out to an agent who will go to bat for you and work with the foreclosure attorney to get your home sold instead of walking away. You'll be thankful you avoided foreclosure for years to come.

Debe 214,800 sounds like a lot of foreclosures until you put it into the proper perspective of it only being four tenths of one percent. FAR cry from 2008.

Hi Debe Maxwell, CRS. It has been years since I have seen any foreclosures in my area. I learned a lot working with those HUD, VA, and other lender owned properties back when there were many foreclosures on the market.
