The Town of Castle Rock is located about 30 minutes (29 miles) south of Denver and enjoys a population of 70,687.  The elevation of Castle Rock is 6,202 feet above sea level.   Castle Rock includes Castle Pines and many rural farm areas outside the City limits.

The Castle Rock real estate market for the month of September 2022 showed an increase in sales.  These stats include Castle Pines and Castle Pines Village, single-family detached homes, and multi-family homes, courtesy of Joan Cox, House to Home, Inc.

 

Sales for October 2022

Sales - 118 properties sold ranging from $200,000 to $1,925,000 (last month -  200 sales)

Average Days on Market - 43 days  (last month 32 days)

Average Price $645,000

List Price/Sold Price - 99.03%   (last month - 99.04%)

These homes were built from 1950 to 2022

 

Inventory decreased this month in Castle Rock since we are in the Holiday season, and sales have dropped off significantly from last month.    The current active properties have been on the market for 112 days, so we are definitely seeing a shift.   The pending properties have been on the market for 65 days.

 

The highest-priced property sold was $3,900,000 and is located in Antler's Ridge.   This home was built in 2000.   It has 5 bedrooms, 7 bathrooms, a total of 9,487 square feet, and a 5-car garage on 18.36 acres.    This property went pending in 218 days.

Hannah Williams a few title companies around here have shut down branches, and laid off 1/2 their employees.    Hopefully after the New Year, it will look better.

The shift still has opportunities in Castle Rock CO for savvy buyers. Keep telling the story and I know they will find you. As for Santa Fe, the shift if happening but currently being denied by many of my peers. Title companies are reducing hours and many loan officers are switching companies. However, there are opportunities!
