This Vancouver
Washington real estate report is a simple matrix of RMLS South East-area's homes
in the real estate data base, separated into price ranges, and:
Active, Pending and Sold categories, for the Historical month of May, 2008.
Owing to certain limitations in the RMLS real estate reporting system,
last
month we split the Vancouver East areas into the North East
(east of Andresen and north of Mill Plain); and the South East (east
of Andresen & South of Mill Plain). This South-East area
includes: Cascade Park, Fishers Landing, and the East Heights and
Evergreen Highway Neighborhoods.
With Summer now here, the month of June has seen a slight decrease in
listings available AND an increase in homes going pending. This market
is still in an adjustment period, with an over-all appearance of a
Buyer's Market, with savvy buyers making offers and landing great
deals. In June the
price tiers below
$300,000 continue to be more like a "Normal Market," while the activity
is slowly increasing for homes priced above $300,000.
For May year-to-date the RMLS data is showing the Average home
Selling Price for these Vancouver areas ranging from: $267,500 to
$370,800; and the Median Selling Price ranging from: $245,000 to
$282,500. The Clark County - wide Average Home Selling Price
is: $289,900; while the Median Selling Price is: $249,900.
