Manchester NH Real Estate Market REPORT Dec. 19, 2022. The amount of  single family homes coming on the market has decreased once again last week leaving some of the lowest inventories of the year. Meanwhile the Amount of new Condo listing tripled last week. The amount of buyers remained strong for this time of year. 

 

WE ARE SEEING ON BIG CHANGE IN THE MARKET THAT NO ONE IS TALKING ABOUT - That would be HOME INSPECTIONS. A short 2 months ago they were unheard of as there was far many more buyers than sellers. Buyers waived them to even have a chance to get their offers accepted. With the slow down, buyers are not only having home inspections, but asking for everything to be fixed including the kitchen sink in some cases. HOWEVER, the response from sellers is not always what the Buyer expects. There is still a shortage of homes for sale. There are less buyers, but there are plenty of buyers for homes in the best areas and in best condition. Sellers are saying NO to these crazy lists of inspections and moving on to the next buyer with the original buyer left asking what the.......?  THE KEY is getting sellers ready for an inspection before listing the home and getting buyers ready to how to respond to- an inspection. They key words are issues that can not be seen by the naked eye. 


You as a consumer have a choice and before rushing into hiring just anyone. You should know that not all agents are created the same. Experience matters more than ever as the market changes. Knowing what to expect next. Knowing how to approach these changes. Knowing how to better guide you as a buyer or seller through these changes matters and comes with experience. Hiring an experienced agent like me who can navigate the market changes with you should be a must. There are so many agents. SO many new agents and so many who have not ever experienced a market change in the last 10 years. Listing with a well experienced agent matters and it should matter in your choice of who you hire.
