Neighborhood name: the Ranchos in Murrieta

Murrieta Ranchos is a community of close to 300 homes, with no HOA. This is a very in-demand neighborhood, in that, whatever the market is doing – up or down – these homes if priced correctly seem very in demand and sell quickly and at higher price points than other tract homes across the market.

Location: the Murrieta Ranchos are entered off of Washington Avenue less than a half mile from Murrieta Valley High School.

Gated? This community does not have gated entry.

No HOA - HOA is short for homeowners association, which has a governing body that enforces rules within a community, for example the color scheme and keeping homes maintained or painted regularly. Owners and occupants in a neighborhood can come to love or hate an HOA. Neighbors can love it when the HOA sends notices to a neighbor to fix something unsightly, but the homeowner who gets ticky tacky letters on minor issues to fix with a threat of a fine can start to get frustrated living in an HOA. Since the Murrieta neighborhood of the Ranchos does not have an HOA, that sends notices to homeowners and can levy fines for non-conforming situations like paint aging or being one of the colors allowed. Homeowners also have to get their neighbors to sign off on backyard improvements, solar, whatever project could impact their neighbors’ aesthetic.

Look & feel: This Murrieta neighborhood had several models built within it, but all are the single story, ranch style on large lots that give this community a unique look and feel different from any other neighborhood in Murrieta and Temecula.

Taxes? Taxes are in the low middle range, as we use 1.5% as a medium ballpark tax rate. In California, the tax on any home is 1% on the purchase price, with limits on how much it can adjust from the original purchase price, plus special assessments called Mello Roos imposed by the builder in response to the county during the building process. Some neighborhoods total 2% and over for the total taxes between those two kinds. This neighborhood is closer to the lower end in tax rate. You should know, taxes can vary block by block, so you’ll want to work with a realtor who gets the available information to you up front during the search process rather than later on when you’ve got a deal put together.

YEAR BUILT: 2004-2006

SIZES:

#BRs: The Ranchos neighborhood homes have 3 to 6 bedrooms in each home, with the very rare home having 7 bedrooms. There are several different floorplans in the development.

Sq ft range: Living area ranges from about 2890 sq ft to a little more than 4200 sq ft,

Lot sizes: The lots average about 1/3 of an acre, and range from 6970 to around 14,000 sq ft in lot size, with two of the homes having pretty massive lots of about 18,000 and 26,000 sq ft.

Views: Certain of these homes have fantastic views to the Sant Rosa Plateau. You get nice breezes coming off the Plateau through homes in this area of Murrieta, all the way up through the Copper Canyon and Bear Creek neighborhood homes and down the Countryside/Creekside and Old Town Murrieta neighborhoods.

Community Amenities: This Murrieta neighborhood is centrally located.

Parking: The homes each have their garage parking plus parking on the public streets, as well as the RV parking. All the garages are at least 3 Car garages and some have larger garages than that as a builder-upgrade option.  

Schools: The schools connected to this Murrieta neighborhood are Murrieta Elementary about a five minute drive away, Thompson Middle school which is right there, a quarter mile or less away, and Murrieta Valley High School, about a two minute drive away.   

Proximity: This community is within a few minutes of the Ralphs on Washington, and about 10 minutes to Target off of Cal Oaks/Kalmia, right near the entrance to the 15 freeway for commuting. It’s about 15 minutes to the new Murrieta Costco and also the Murrieta Super Target, both at Clinton Keith, and all the shopping and restaurant options of Murrieta, and within 10 to 20 minutes of Temecula’s shopping, restaurants and so on, and under 30 minutes to the Temecula wine country.
