Where in the world is Santiago Hills, CA?

When mentioning where you live have you ever been greeted with an enthusiastic head shake accompanied by a blank face?   I have the good fortune to live in Santiago Hills. "Huh?"   Most people have no idea where we are.  Santiago Hills is in the hills of Orange on the border of North Tustin, Tustin Ranch, and Anaheim Hills. 

You may ask, "why not just say you live in Orange?"  Although Orange is a fantastic city, rich in history, and ethnically diverse, Santiago Hills has a more rural identity than the City of Orange.  We are surrounded by Irvine Park, Peter's Canyon, Irvine Lake, and Santiago Canyon, and the equestrian community of Orange Park Acres. 

Unfortunately, our anonymity has frequently been our downfall when it comes to selling our homes.  Most home buyers don't know about our little gem, so often, our homes quietly sit on the market neglected by home-seekers who would otherwise fall in love. In this crazy real estate market our homes dropped in value far quicker than most of Orange County.  Our price peak was in 2006 as opposed to most of the county's '07 peak. 

You can get a beautiful 3 or 4 bedroom newer single family home for 5-700,000.  Or, a one bedroom condo for less than 250,000.  Every now and then you can even pick up a Bank-Owned home at a STEAL. 

All the subdivisions are 1987 or newer construction.  All the neighborhoods are immaculately maintained.  Tree-lined pedestrian paths connect the communities with each other, schools, shopping, and public parks. 

When doing a home search in Tustin Ranch or Orange don't forget Santiago Hills

Hi Carolynn,

I work in the orange county area myself, and I am not familiar with Santiago Hills.   Is that near Santiago Canyon College in Anaheim Hills?  Have a great 4th!  Michael A. Caruso

You are right, it is where Santiago Canyon College is.  It is where Jamboree, Chapman, Santiago Canyon, and Newport all come togther.  A great holiday to you also!  Carolynn Santaniello
