The Flip Home Before the Flip

For whatever reason, HGTV captures views like cheese captures rats. Everything looks dicey at first, then a bit better and down the trail they go. 22 minutes later, everything is wonderful...except when it's not. The flip home before the flip is certain to have a ton of issues that either won't be caught or not considered by the flipper when budgeting for repair. And just like the rat, home buyers can find themselves in a very bad spot.

This home is a great "flip home before the flip" example. Located in the Marietta area of north Atlanta, it needed mostly cosmetics. But there is more than paint and cleaning...

Mold is almost certain to be present, full remediation is needed along with treatment of the HVAC system. In this case, a septic tank was present which also needed a good once over.

We completed several thousand foreclosure appraisals for FNMA during the years of the crash a decade+ ago. We shot hundreds of foreclosure videos. These homes were largely disasters, in many cases the damage was mindboggling. They were trashed out, basic paint and cheap carpet installed....and listed.

Point is, nothing - ever - is as it appears on HGTV or any of those shows. The real world works differently and the associated costs can derail everything. Georgia is a buyer beware state, always us a buyer broker and the need for a proper due diligence period cannot be overstated.

Great article, and a lot to consider, when buyers are wanting to get into the "flip" market.  Most important tip is to work with a professional Real Estate Broker that can refer you to other professionals to give expert advice and services.
