I am a very fortunate professional stager. I have wonderful Realtor clients, many who I have had since the beginning of my business almost 6 years ago.

I love working with new Realtors too. That look in their eye when they meet us and see the magic we do and say things "where have you been my entire career?" It makes you feel warm all over.

My absolute favorite thing to do though is to be on a Realtor Team.  A valuable member of the team who is brought into every job. Those Realtors would not think of listing a house without us! We have several Realtors who feel that way and I would do almost anything to help them sell their listing.

One particular Realtor that I have the pleasure of working with in this way is Terrylynn Fisher, Diablo Realtor.  We have been staging together a while now and I always enjoy the experience.  Terrylynn is the only Realtor that I actual stage with as she has been staging for over 18 years and has her own inventory.  Sure I bring my truck and sprinkle a few of my props or sometimes provide a piece of furniture, lamps and artwork when needed. BUT Terrylynn has been gathering her staging props for a long time and has some really great items.

Last Thursday we spent the entire day doing just that...staging a vacant listing with the assistance of her wonderful husband Bob. The homeowners followed all the instructions, new granite, paint, carpet and fixtures. We spent all day and well into the early evening doing our thing.

Two days later offer...and now it's sold.  When you are part of a team you can't lose.

Hi Kym, How do you get Realtors to use you for every listing?  I have a couple of Realtors that use us for some of their listings but definitely not every one.  That would fantastic.  They obviously believe in staging or they wouldn't use it at all.

Ditto, we have increased our efficiency and results with the power of Two, thanks for being my "other half".  It is fun, and energizing and I love how I thought I would do something a certain way and come into the room and you've challenged that thought.  It's great bouncing off of a pro.

Hello Kym! The power of two can be amazing...and extra help from the husband is a major BONUS!  If more Realtors realized what a huge difference ADDING a professional Home Stager to their team can do for their business, they would ALL have the best sales!  Regards-Kathleen G

I agree, having the realtor working with me is a bonus, especially when it comes to hanging pictures, moving furniture, etc.  It becomes a team effort.

Lisa - it's all about the Realtor.  I have some clients who sell staging better than I do.  By the time the client gets to me its a done deal.  Education is the key. They know that they will make more money and have a better product to show the public so they don't even think of not staging.  It would be like showing up for a job interview in a pair of jeans and a wrinkled shirt instead of a tie!

Well, Kym, I have good news and bad news! The good news is that I do have realtor partners who use me for every listing. The bad news is that none of them are Terrylynn. ;(

Kym,

I am working on a staging business and frankly am getting nowhere.  I have had the idea of teaming with a realtor and or office.  How did you go about it?  What are some do's and don'ts?  It's wonderful to hear of your success.  I would love to learn from you.

Elaine - so true. There is only one Terrylynn :) Maybe we can clone her and send that one to Denver for you.

Miss Mona - how the heck are you? So nice to hear from you. I am glad everything is well up in my old stomping grounds.  If at all possibly you should come to our Bay Area Expo on the 17th of this month. We would love to see you!

Pam - oh my that is a big order :)  It takes a bit of patience, lots of Realtor presentations and follow-up and marketing, marketing, marketing.  You need a to find a Realtor who believes in staging and then sell them on you and your services. Differentiate yourself from all the others. Add lots of service to your package. Become an expert in your field and find out all you can about the Realtor's world so you can be an added value to them. Market, market, market yourself and you will get there. Don't give up. Kym

Kim~ I Love it!  I wish I had that here in Kentucky!  There aren't any staging companies here that I am aware of.  I had to take a class to learn what I could myself, but I would much rather team up with a stager.

My assistant wants to be a stager- how can I help her?  What classes does she need to take? I think it's a great idea to have a stager working with you- would help me get more listings and get offers quicker than my competition.

Mary Jo, In my 6 years of Staging the best program I have ever found by far is the CSP program, Certified Staging Professional. I took it from Christine Rae who is amazing and the founder of the company. I have taken it twice. I highly recommend your assistant check it out as it will change your business 100%.

Yvette, thanks for your comments - you are so right!

I couldn't agree with you more. I have 2 such wonderful realtors and they too would not list without my services. Together all their listings have SOLD and in todays market that is GREAT. Having a realtor see the value of staging is the first step to success

Kym,

I'm prejudiced but I think all Realtors should team up with stagers just as all surgeons team up with anesthesiologists.

Selling an unstaged home is a bit like doing surgery without anesthisizing the patient. It can be done but, it makes the process go much slower and there's a lot more screaming!

I just had the greatest time a couple of weeks ago Staging with a couple of realtors, one of whom has taken some staging classes. We had a ball, they have a winning formula for how they market and price homes and the end result was that after only 3 days on the market, the homeowners got a full price offer that is already pending. Even in this market, miracles happen!

Susan - I love it.  Especially the screaming part!  When we are a team everything goes more smoothly and we really make the REALTOR look good :)

Hi Nancy - looking forward to seeing you on the 17th

Janis - so happy that things are picking up in Oregon. Sounds like you had a ball...you need to write a blog about that experience. Kym

What a combination...a realtor/stager, and a stager working together - a very powerful team to get a house sold! Keep up the awesome work, and spread the word!
