Picture a condo project of about a hundred units and not a single sale since December.   Add to that a top Realtor and a motivated Seller and we finally produced a fully executed contract (just in case you were wondering: the author is the top Realtor in this story).  Price reduction compared to the last one sold: about 30%.  The Seller sweat bullets.  With a clenched hand he finally signed the agreement.

Now the Buyer wants a new AC unit, a new water heater, a door changed, a window fixed and various odds and ends.  Final estimate:  close to $ 5,000.   Say Whaaat?  Are you kidding me?   "Seller pay up, or Buyer be gone!"   What to do, what to do? 

While I'm trying to connect the dots and keep this deal together without breaking the Seller, who is now turning all hues of red and purple, I'm ping-ponging another offer back and fourth between a developer, his partners and their bank on one side, and a power monger Buyer whose cash has turned him into a blood hound following the trail left behind by broken builders.    

As if that's not enough, I'm SOS'ing possible cash buyers on another deal that goes to the foreclosure sale on Monday.   "URGENT, PRE-FORECLOSURE SALE...  WAS $ 699,900, now $ 465,000 cash can get this.  Hurry!  Must have executed contract by Monday!"   Within hours I receive six leads.  We have three showings tomorrow as a result of it, and yes, me and my staff are all working on the Fourth of July and on the fifth and thereafter. 

You'd think the above is enough to make for an action packed day?  In your dreams!  Add to the mix two other new offers written today and yesterday that I'm still negotiating, plus two other shaky deals from last week that need my tender loving care, one frustrated would be attorney client who wants to re-write my contract (NO!), a short sale nightmare (God have mercy!), AND two new listings generated by the unfortunate divorce of favorite clients of mine (OUCH!!!).

Certainly this has to be IT, right?  Wrong!  The above are all MY deals, AND I have several other agents who all need the BIC's  (that would be ME!) TLC and GMOOS ("Get Me Out Of S...").

AR I love you!  AR I miss you!  AR, I have such stories boiling inside of me waiting to explode on paper.  AR, unfortunately, it will have to wait, because it's the Fourth of July week in Myrtle Beach and Real Estate Hell is in full swing.   When do I get a VACATION?

I am watching the fireworks on the Beach on Friday night and I'm planning on bringing my 95 year old grandmother along.  She loves fireworks and just giggles and points to the fireworks just like any other five year old...  I hope I make it to Friday!  Wish me luck!

I am a little Jealous of your booming business!  The shore area in NJ seems to calm down just prior to a holiday weekend.  At least we all know where you have been.

Of course, these would not be registered compliants...right? LOL. Most would be envious, when everything around you is crumbling, business is booming. Take some time for yourself, the 4th fireowrks in Charleston form the bridge are truly amazing.....I am certain MB  has a beautiful display.  Taking your grandmother will be a blessing.

Mirela: My business has been just as hectic.  I take each Tuesday evening off - it's my time.  I just mellow out, go shopping, get a pedicure, or have dinner with a friend.  No business - just my time.  When I arrive home, I feel recuperated and energized to make it until the next Tuesday evening.  Have a safe and happy Independence Day!

Hahaha, you sound like a sucessful realtor, which meens you can go on vacation...NEVER!  This business is funky, in that we are expected not only to do office work during normal buisness hours, but we also have to be "On-call" all hours of the day/night.  Holidays are also times that we don't get to enjoy fully.  But Buck up!  Maybe some day you'll be able to take a Long vacation...its called retirement.  Keep your chin up, another day of work meens another day of getting paid!

Jon:  I take at least two long vacations per year.  I'm getting ready to go to Alaska soon; I'm shopping for a cruise right now.  Last July I was in Europe.  I try to take at least two long vacations per year, and sometimes I even take four.  Life is made for living.  I LOVE my job, but during intense times I must confess to burn out, which is exactly what I'm going through right now (thus shopping for my Alaska vacation).  I don't live to work; I work to live!  I'll never retire; I enjoy this too much - plus it gives me a good excuse for a long vacation...

Nyana:   I did not take my grandma to see the fireworks as I had planned (I was going to surprise her; she wasn't expecting it, so it least I didn't let her down).  I was egotistic this weekend and tended to my worn out psyche; there was nothing more to give...  I don't like being depleated; it makes me less giving. 

Tamara:  You know I would never do that!  I love you guys!  I've taken lots of deep breaths this past week... 

Chris:  Glad to see you've connected with friends!

Michael:  At 5'9" I hardly ever get "lil' lady"! 

Fireworks were great!  I just felt guilty about not having my grandmother with me.

Leolinda:  That's very smart!  I also take time to unwind by working out in the mornings or evenings.  It's the only thing that helps me keep my balance.

Jan:  Thank you!  I agree!  We do need to refute the media.  Many of us are very busy nowadays; I am not an exception.

Don't feel egotistic.  I too look in on my wonderful grandmother!  Just remember that the only way we can continue to pass out cookies is by keeping our cookie jar full!  If we don't take care of ourselves we are unable to take care of others to the best of our abilities!
