Hunter Oaks was already seeing a softening in home sale prices in the Third Quarter of 2022. We saw that trend continue in the Fourth Quarter of 2022, with both average and median home sale prices down quarter-over-quarter. Year-over-year, Hunter Oaks home prices continued to rise but leveling off slightly in the final months of 2022. Median home sale prices have remained above $700,000 since August 2022.
The list to sale price ratio for the year was just over 103%. In the Fourth Quarter the median list to sale price ratio increased by 0.5% over the Third Quarter 2022 and days on market dropped by 50% to just six days. It's clear that the frenzied market of the past year with multiple offers driving home prices well over asking price has disappeared.
Although days on market increased in 2022, at nine days they were still very low. Hunter Oaks is a neighborhood with some 1,000 homes. With just 32 homes selling in all of 2022 and five homes selling in the Fourth Quarter, it's not surprise that homes continue to sell quickly and at a high list to sale price ratio.

Hunter Oaks in Waxhaw, NC is located minutes from Charlotte's trendy and popular Ballantyne area.
