Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 17, while there were 27 last month.  Thirteen are pre-owned and 4 are new construction at Addison Grove. Currently for sale, there are:

  • 5 single family homes (ranging in price from $599,0Home for sale in Addison's Oaks North subdivision00 - $1,040,000)
  • No half-duplexes
  • 6 condos ($279,000 - $599,500)

Properties Scheduled to Close

There are 26 homes in the pending status (waiting to close), as compared to 20 last month.  Seventeen of these are incomplete new construction townhomes at Addison Grove. Some of the townhomes have been under contract since summer, 2021.

 

 January Sales

There were just 5 closings this month, compared to 12 last month. The average list price to sold price ratio is 99.9%, up from last month’s 98.6%.  Only 2 properties sold over asking price.

Pre-owned homes: The median number of days on the market was 27 days, while the previous month the median was 20.  The average number of days on the market was 36 days. The range in January for the previously owned homes was 3 day to 114 days. The average price per square foot of all previously owned homes sold is $281.95, up from last month’s $210.15 average.
