The months supply of inventory in the Charlotte region is still under two months at 1.9 months and has been dropping since November 2022 when we had 2.5 months of inventory. Popular areas of the Charlotte region had even fewer months of inventory in January. Huntersville, Waxhaw and Fort Mill had 1.2 months of inventory. Ballantyne area had 0.7 months of inventory. Matthews had 1.3 months of inventory. If you list your home before spring, you'll be facing less competition than in the "traditional" spring market.

Inventory of homes is also down. In October, Charlotte region's inventory stood at 11,559 homes. In January 2023 the inventory was down to 8,183. Again, if you list your home before spring, you'll be facing less competition.
Putting your home on the market now, rather than waiting for increased competition in the spring, might make a lot of sense. The best time to sell is when there is the least competition. That assures you a better price and fewer hassles in the transaction. And don't forget, winter buyers are truly motivated purchasers. They want to buy now.
