"Don't Tell me to Remove Everything"!

When a Seller is contemplating selling their home, one question comes up on occasion - how much of my personal items do I need to remove?    This does come with a response -  "it depends", once I see what you have.

 

One Seller I remember very well - her property was absolutely stunning, well decorated and smelled very good.   BUT, there was so much decor, it would have stopped the line of sight through the living room.  Many of her items were tall.   She also had a couple of strong-scented plug-ins.    Had to share with her, the buyers are going to wonder what smells you are covering up.  So she removed one, and took the other out before showings.   I could "taste" the smell, it was too much.

 

The buyers aren't buying "your things", so less is better unless you make it look nearly vacant.   You need just enough to compliment the area and have the room flow.   If one wall is covered with family photos, it probably is best to remove them and fill the holes.

 

What about religious decor?    There will be buyers that make comments, but for the most part, they just want a home.     I usually let the Seller make that decision.   Again, in this market, not sure how many buyers would make a decision on a home based on a Seller's religion.   

 

Then there have been those homes that really had TOO MUCH, and we started going through rooms, but they had a "glazed look" after a couple of rooms, and decided to sell AS IS, and it did work out well.    The other home, you couldn't see the floors or even some of the walls, and 6' of "stuff" in the bathtub they didn't use.   They needed to move out before I could even see what we should list the home at.    

 

So, it does depend, but need to see the home before I answer that question!

Hi Joan... I don't normally like to sell vacant homes, but I've had some listings that I was very thankful to have vacant instead of trying to stage the sellers' home.

Nina Hollander, Broker that one home was so full of STUFF, I couldn't see the wood floors or the walls.   It was best if they moved out first.

I always tell my sellers we now have a product to sell and like any product it has to be presented in it's best light. its all about the product and what it has to offer not their things!

Hi Joan,

You stated this perfectly.  You do have to see the home before you can help your seller.  

When a seller wants to get a home on market quickly, I get permission and will go in and "declutter" each room for the pictures.  One room at a time.  In my last listing, there was one portrait hanging in the line of sight for pics.  So I took it down and put it back up after the shoot.

I prefer they take out personal photos and any religious items out. Reduce anything in walking lanes. I often ask is it worth leaving all your stuff if it costs you 10k in price?

wow, not being able to see the floors sounds like it would be easier to just sell vacant. It's best when sellers start to declutter very early since it can be quite overwhelming ..
