Vista, located in inland North San Diego County, borders Oceanside, Carlsbad and San Marcos. Vista offers a variety of housing options, with tract home communities, condos and townhomes, rental complexes, and 55+ communities.
There are also homes in rural areas with large lots, and on the hills, some offering terrific views.
Vista offers mixed use and agricultural areas, plus a growing and changing downtown with a wide range of shopping and dining opportunities and services. Several major commuting routes (e.g., the 15 and 78 freeways) are readily accessible. The Vista Farmers Market, in operation since 1981, is on Saturday at the Vista Courthouse Complex on Melrose. You’ll find it well worth visiting for fresh produce, artisanal and prepared foods, and more.
It’s important that buyers and sellers in the Vista housing market have up-to-date information on local market conditions so they can make educated decisions about selling and buying Vista homes for sale.

35 (no change); 45 Average Days on Market; Average Sales Price was $805,411 (down 8%); Average sales price was 93% of original asking price
Condos, Townhomes & Duplexes Sold
9 (down by 1); 45 Average Days on Market; Average Sales Price was $479,877 (down 15%); Average sales price was 96% of original asking price
There were slightly fewer overall sales in January than last month. There was no change in detached single family home sales but condo, townhome and duplex sales dropped by 1. The average sales price was lower for single family homes, and for condos, townhomes and duplexes.
The average marketing time was longer for single family homes, and for condo, townhome and duplex sales. Sales prices ranged from $385,000 to $1,425,000.
Are Vista homes still selling quickly? The answer is some are, with 20% going pending in 1 week or less, the same as in December. It’s advisable to be ready to decide quickly about touring homes and then making an offer if appropriate.
While the majority of home buyers negotiated their home prices, 25% paid asking price or more, fewer than last month. It’s important to remember this when planning your offer strategy.
The median sales price of the single family homes was $795,000 (down 8%), and $475,000 (down 11%) for condos, townhomes and duplexes compared to December.
There were 65 homes for sale in Vista at the end of January, 27% fewer than last month and another decline. Home prices ranged from $430,000 to $2,950,000. This is an inventory of 1.3 months for single family homes (versus 1.8 months last month), based on the current rate of sales over the last 3 months, and 1.4 months of inventory for condos, townhomes and duplexes (down from 1.7 months last month).
Vista continues to be a very strong seller’s market based on supply and demand.
56 new listings came on the market in January, 75% more than last month. 33 homes went pending in January, excluding homes that closed escrow, compared to 36 last month.
