The town of Milan in located in the Mid Hudson Valley near the towns of Red Hook and Rhinebeck.  Milan is easily accessed from the Taconic State Parkway. Milan as approximately 4,500 residents and has a comfortable rural feeling. Homes can be found in all price ranges.  There are family homes, wonderful weekend homes and some very beautiful horse properties.

Milan is home to Wilcox State Park a very nice park wtih swimming, picnicking and pleny of space for familys to gather and engage in outdoor actitivities.  There is also a town recreation park
milan viewwhich hosts the annual Community Day.

Milan is serviced by 3 school districts: Red Hook Central School District, Rhinebeck Central School District and the Pine Plains Central School District.  Residents of Milan generally travel to Rhinebeck or Red Hook for services such as grocery shopping, drug stores, banking and health care.


As of June 30, 2008 there were 33 homes for sale in the Town of Milan.  The homes ranged in price from $100,000 to $2,850,000. During the month of June 2 homes had price reductions, 2 homes were withdrawn from the market and there was 2 expired listings.

The average asking price of the 33 homes for sale in Milan is $697,677.  There are 5 homes with an asking price of greater than $1,000,000 which skews the average.  If we remove those homes from the calcuation the average asking price is $499,556 which is
a better indication of what a typical home in Milan would be listed at.

The median asking price of all homes on the market is $560,000 and the median value of all homes on the market under $1,000,000
is $499,000.

Diana - Nicely done market report.  Milan is a popular area for high end second homes, I think location is a big factor.

I haven't been to Milan in years, but I don't remember any 2.8 million dollar homes there!  it certainly does have the beautiful nature backdrop to build a mansion though.
