97% Financing on a refinance or purchase recently  with lower credit scores have been thought to not exist ... however that isn't necessarily true. Because of the recent rush to understand the correct underwriting practices of FHA Programs that are being made available......some truly useful programs are now available to worthy borrowers who can prove their annual income. For example when a borrower can show enough income to support all their debts and the deal makes good sense to an underwriter.(and most importantly to the borrower)  Often times a loan for 97% may be approved on a purchase.

 An FHA approved lending institution can help you with these loans and help your potential buyer see if he qualifies for one of these loans. If you have a buyer with limited money to put down but has been employed earning a good salary, they may qualify for a purchase money loan.
