Allendale Real Estate Market Conditons

Below are the market statistics for Allendale residential homes from the New Jersey MLS system for the period 5/1/2008 through 5/31/2008 compared to 6/1/2008 through 6/30/2008.

A big increase in the number of closed homes for June over May while inventory remains fairly constant. List to sale price is holding at 91% -92 % fairly average for Bergen County at this time although a drop off from higher percentages(about 95%) from last year.   The biggest eye opener is the drop to 48 days average on the market for the homes sold in June.  This would indicate to me that these homes came on the market recently and were priced right for this market.  Expect this number to go back up next month and in the months to come.
